This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. This project will be tributary to the Ina Road Water Pollution Control Facility via the Pantano Interceptor. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. Based on the review of project C12-86-29, this project would qualify for Participating sewer connection fee rates. ALL SHEETS. Add the project number, D04-0031, to the title block of each sheet. LUC Section 5.3.8.2 permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for full CDRC review. The one year expiration date for this development plan is August 22, 2005. 2. Place the development plan number (D04-031) on each sheet of the d.p., landscape plan and NPPO plan in the lower right hand corner near the title block. DS 2-05.2.2.B.2 3. The westernmost portion of the site is zoned C-3. Show the zoning boundary between the existing C-3 and proposed C-2 zones on the plan. Label the zoning of all adjacent parcels on the plan. The width of the pedestrian sidewalk is shown as 4 feet on detail 2/2 but there is a dimension of 5 feet shown on the drawing. Revise to be consistent. DS 2-05.2.4.K 7. Sarnoff Drive is a designated Major Street and Route. Add a general note stating that the project meets the criteria for LUC Sec. 2.8.3, Major Streets and Routes (MS&R) Setback Zone. DS 2-05.2.2.B.10 8. Dimension future curbs and sidewalks from centerline of Sarnoff Road. DS 2-05.2.3.C 9. Dimension building setbacks on the plan. Building setbacks to Sarnoff Drive (MS&R) are required to be the greater of 21 feet and the height of exterior building wall measured from back of future curb location. Revise keynote 11 accordingly. Building setbacks to Bowline Road (side street) are required to be 10 feet from property line. Perimeter yard building setbacks to adjacent commercial zoned properties are zero (0) feet. DS 2-05.2.4.I LUC 3.2.6.4 10. Dimension the setback to the proposed 8-foot high wall to the south and east of the building. Per LUC 3.2.5.2.I walls must meet perimeter yard setbacks applicable to buildings on the site. See comment 9 above regarding how setbacks are to be dimensioned from the two adjacent streets. DS 2-05.2.4.I 11. Add the building dimensions and label the proposed building heights along each wall of the building. DS 2-05.2.4.N 12.
