All cost associated with the relocation of the facilities in conflict will be billable to the developer. Application for electrical service should be made by contacting the New Construction Department at (520) 770-2062. If easements are required, they will be secured by separate instrument. Two sets of site plans, electrical load plans and off-site improvement plans are required for a preliminary electrical design. These plans should be sent in a minimum of ten (10) weeks prior to requiring service. Tanque Verde Road Development Plan TRANSMITTAL: 7-27-04 DUE DATE: 7-27-04 1. LUC Section 5.3.8.2 permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for full CDRC review. The one year expiration date for this development plan is June 28, 2005. 2. Place the development plan number (D04-027) on each sheet of the d.p., landscape plan and NPPO plan in the lower right hand corner near the title block. Also, place the SCZ case number (refer to comment 6), on each sheet of the site plan, landscape plan and NPPO plans in the lower right hand corner near the title block. Although this plan was submitted as a development plan, it does not contain many of the elements, calculations, general notes etc. required. Please refer to DS 2-05 for development plan standards. DS 2-05.2.2.B.2 3. Add the adjacent zoning to the plan drawing. DS 2-05.2.4.B 4. Add the phone number of the property owner. DS 2-05.2.2.A.1 5. Revise the location/vicinity map on sheet C-1to cover approximately 1 square mile and to include labeled section, township and range corners. Enlarge the text in the location map to be legible minimum of 12 point (see comment 6 below). DS 2-05.2.1.D DS 2-05.2.1.C 6. This project area is within the 400-foot Scenic Corridor for Tanque Verde Road. A Scenic Corridor Zone (SCZ) application must be approved prior to development plan approval. Include the SCZ case number , date of approval, approved colors and conditions in the general notes. DS 2-05.2.2.B.10 7. Add and dimension the 400' Scenic Corridor line, along with the 30' natural buffer, to the drawing. Provide a calculation of view corridors per LUC 2.8.2.6.B. LUC 2.8.2.3, 2.8.2.4, & 2.8.2.6 8. All lettering and dimensions shall be a minimum of twelve point (0.12") in size for microfilming/archiving purposes. Revise text which does not meet this minimum standard. Sidewalks within the project must be physically separated from vehicular travel lanes and parking spaces by means of curbing, except at crosswalks. A pedestrian circulation system may not contain a continuous crosswalk extending through the parking lot. Also, the pedestrian sidewalk must connect all areas of the development and must provide connections between the building to sidewalks along the adjacent street frontages. Refer to sidewalk locational requirements in Development Standards Sec 2-08.4. DS 2-08.4.1 14. Dimension completely the width of pedestrian circulation system on the drawing. DS 2-05.2.4.K 15. Dimension required and proposed building setbacks on the plan. Building setbacks to adjacent SR zoned property lines are required to be 25 feet. Building setbacks to Tanque Verde Road (MS&R) are required to be the greater of 21 feet and the height of exterior building wall measured from back of future curb location. DS 2-05.2.4.I LUC 3.2.6.4 LUC 3.2.6.5 16. Correct the development designator to read "6" for the religious use. LUC 2.2.4.2.C.4 17. Provide a loading zone calculation detailing the number of loading zones required and provided with each phase of development. DS 2-05.2.4.O 18.
