1. Revise General Note 25 to read that the approved colors are listed on sheet 8 rather than sheet 7.

2. A cross-access agreement must be recorded for access between the subject property and the property to the south.

3. As acknowledged in response comment 2 a lot split approval is required. The lot split proposal has been submitted and will be given an OK to record once a copy of the receipt of the application fees is provided and a lot split case number is determined. Final lot split approval will be given once recordation information (docket and page of recording) and copies are address certificates are provided. Add the lot dimensions to the development plan drawing for the proposed split lots.


4. The required setback from the Houghton Road Scenic Corridor is 3 times the height of structure from edge of future right-of-way. To demonstrate that the Brake Max building meets this requirement dimension on sheet 2 the setback from edge of future right-of-way to the point where the building steps up to the proposed maximum height above finished grade elevation of 20 feet - 8 inches. This setback distance should be a minimum of 62 feet to meet code.

1. This drainage report was reviewed for Development plan purposes only. Engineering has accepted the DR conditionally. Address the remaining comments during the Grading Plan submittal.
2. Add the basin(s) maintenance checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR.
3. Please include the percolation test results in the DR. Per previous comment.
4. It appears that some suppers/depressed curbs are undersized. Please include all scupper and curb opening calculations. Per previous comment.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


A private Sewer Service Agreement for the proposed number of wastewater fixture unit equivalents has been sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the Mylars of the development plan.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
