| 08/16/2004 | CRAIG GROSS | ZONING-DECISION LETTER | REVIEW | Completed | |
| 08/16/2004 | PAUL MACHADO | ENGINEERING | REVIEW | Denied | To: Craig Gross DATE: August 16, 2004 Planning Administrator SUBJECT: LDS church in Rita Ranch, 8285 E. Rees Loop Development Plan D04-0017 (Second Review) T15S, R15E, Section 26 RESUBMITTAL REQUIRED: Development Plan and Drainage Report. The Development Plan (DP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Development Plan: 1. Please include a response letter to the comments along with the corrected copies of the DP. 2. A separate grading submittal is required. Sheet C1 is being reviewed for the Development Plan purposes only. A separate submittal and permit is required. Please contact the CDRC office for this and other submittal requirements. 3. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice. Using a length of 90' in lieu of the 230' because the sidewalk (or weir) is separated into 3 sections on one side and 4 sections on the other side, this results in a depth of 6". Also the C=3 coefficient should be 2.6 in the equation per COT standards, this also raises the depth of flow. Please revise. Per pervious comment. Drainage Report: 1. The Drainage Report is accepted for Development plan purposes only. Additional comments may be made at the Grading plan review stage. 2. A manhole is required for storm drains in excess of 45" in diameter every 500' per S.M.D.D.F.M. Chap. 10.9.1.8. Although a COT Type 4 CB is being utilized, the manhole requirement is still valid. Please revise. Per previous comment. Stormwater pollution prevention plan: 1. The SWPPP is accepted for Development plan purposes only. Additional comments will be made during the Grading plan review stage. 2. 3 Copies of the SWPPP and Grading plan are required for the final submittal.
