This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use: This project will be tributary to the Roger Road Wastewater Treatment Facility and Ina Road Water Pollution Control Facility via the Pantano Interceptor. Treatment and conveyance system capacity was allocated for this project during the platting of this property under subdivision case number S02-011. This project will be subject to Non-Participating sewer connection fee rates based our records for Broadway Pantano Center, Lots 1-6 (S02-011). ALL SHEETS. Add the project number, D04-011, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers. SHEET 1. Add the project reference number S02-011 to the title block. SHEET 2. Show the number of fixture units in the General Notes. Based on this number, a Sewer Service Agreement may be required. SHEET 1. The HCS currently includes a water valve according to the legend. Did you mean for a backwater valve to be installed in the HCS? Revise as necessary. The 4-inch HCS must be connected to the 18-inch public sewer line (C-49) at a new or existing manhole per PCWWM’s Engineering Directive ENG-D-1. We will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. County Ordinance 2003-29 went into effect on April 11, 2003. This ordinance requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. Condition 1.b states that there is a required 200 feet building setback from the north property line together with a 30 inch tall masonry wall and ten feet wide landscaped buffer adjacent to and south of Centrepark Drive. Please show and label on the applicable sheets. 4. Condition five states that a six feet wide sidewalk shall be located along Pantano Road. Please label the sidewalk along Pantano Road and show that it will be six feet wide. 5. Condition seven states that there shall be vehicular and pedestrian cross access on the site. Please show the cross access on the development plan. 6. Condition 11 states that a Traffic Impact Study is required. Please provide the Traffic Impact Study that involves the subject property.
