The Design Guidelines Manual states this should be done through four-sided architecture. The elevations show that you will be using a brick façade for the front of the store. Please apply the same feature to the side and rear building façades to achieve four-sided architecture. The Design Guidelines Manual states that dumpsters shall be screened with masonry walls and landscaping. Additionally, it states that the landscape screen around dumpsters shall consist of material such as tile, stone, or brick and plantings up to six-feet high. It also states that the screen walls should be constructed with graffiti-resistant materials and encourages shared dumpsters. Please provide a detail of what type of screening material will be used, and plantings will be provided next to the screen wall. Also, show these on both the development plan and the landscaping plan. |

However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements. 1. The development plan number (D04-005) must be placed on each sheet of the development plan, the landscape plan and the NPPO in the lower right corner next to the title block (DS 2-05.2.2.B.1; DS 2-05.2.2.B.2; DS 2-05.2.2.B.3; LUC Sec 2.5.3.2.B.2). Should the CDRC approve the development plan, please submit a letter to Glenn Moyer, Principal Planner, Rezoning Section, stating how the conditions for case C9- were addressed in the development plan. As soon as the Planning Department receives verification that all conditions are met, a rezoning ordinance will be scheduled for Mayor and Council consideration. |
