The subject submittal has been reviewed. The Drainage Report is acceptable and it is hereby approved for Development Plan purposes.

The Development Plan is recommended for conditional approval pertaining to Engineering and Floodplain subject to the following:

1. Revise the Development Plan to show the soil cement bank protection with the appropriate toe down (minimum toe down should be 10')
2. The Development Plan must be stamped by a registered civil engineer to certify the drainage and floodplain information.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


The following comments apply to the un-sealed submittal made to this office during our meeting on June 22, 2004.

Sheet 1: Add a Permitting Note that states:

NO PERMITS FOR PERMANENT STRUCTURES (I.E., MASONRY WALLS, SIGNS, FENCES, ETC.) ON OR THROUGH THE PUBLIC SEWER EASEMENT WILL BE ISSUED WITHOUT SEPARATE WRITTEN CONSENT OF PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT.

Please note that you will need to obtain such consent for the monument sign shown in Detail 2 on Sheet 3. Ms. Ilene Deckard of Pima County Wastewater Management may be contacted regarding obtaining such consent at 740-6544.

Sheet 3: Label the existing public sewer and water easement in Detail 2.

Sheet 3: Delete or revise the label that indicates public sewer line G-75-04 is 18". This is a 33" sewer line.

Sheet 3 & 7: Pima County Wastewater Management's sewer maintenance vehicles will not be able to make the 90 degree turn shown in the paved access from the 12' x 35' loading zone to the existing public sewer manhole in the southeast corner of the property. Curve the paved access to the existing public sewer manhole, as shown on the attached sheet. The inside radius of the curved paved access must be 25' or greater.

Sheet 3 & 7: Show a short section of sewer line extending east from the existing public sewer manhole in the southeast corner of the property, to show that this not a terminal manhole.

Sheets 7 & 8: The linetype shown in the legend for the existing private sewer to be removed doesn't match the linetype used in within the drawing. Revise the legends as necessary.

The signed and notarized Sewer Service Agreements for this project must be returned to this office for further processing. The originals of these Agreements were sent to your office under separate cover on February 20, 2004.

Please note that we typically do not approve development plans until after the signed and notarized Sewer Service Agreements have returned to this office. We are making a special exception in this one case, but SBBA should not expect similar actions in the future.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
