The above referenced project has been reviewed by this Division for all matters pertaining to street naming/addressing, and we hereby approve this project.



1. Submit a 24 x 36 Reverse Reading Double Matte Photo Mylar of approved Development Plan to City Planning. Signed and dated Mylar will be forwarded to Pima County Addressing prior to assignment of addresses.

2. All addresses will need to be displayed per Pima County Address Standards at the time of final inspection.

SUBJECT: Engineering review of the Claim Jumper Development Plan. The activity number is D03-.0044.

SUMMARY: The Development Plan and Drainage Report were received by Engineering on March 26, 2004. Engineering has reviewed the received items and does not recommend approval of the Development Plan. Engineering recommends approval of the Drainage Report.

GENERAL COMMENTS

1. The Drainage Report was reviewed for Development Plan purposes only.

2. A Grading Plan and Permit will be required. Proposed grading in excess of 5,000 yards is designated "engineered grading" and a soils engineering report is required with the Grading Plan submittal. IBC Chapter 36, Section 9. The Soils Report must also address the requirements detailed in the Standards Manual for Drainage Design and Floodplain Management, SMDDFM, 14.2.6.

3. Proposed developments exceeding 1 acre of disturbance are subject to NPDES requirements. Contact Patricia Gilbert, 791-5550 for submittal requirements.

DEVELOPMENT PLAN


1. The solid waste truck can not exit the dumpster location. Maximum back-up distance is 40 ft. Minimum inside turning radius is 36 ft. and minimum outside radius is 50 ft. Relocate the dumpster. Contact John Clark, Department of Solid Waste Management, 791-5414, for assistance locating the dumpster. Previous comment.
I spoke to John Clark (Environmental Services) on 4/01/04. He stated that MMLA had agreed to locate another dumpster and enclosure adjacent to the new structure (the Claim Jumper). The submitted plan does not show this dumpster. Provide.
John also stated that he was not provided a copy of the entire plan to approve the existing dumpster. He was only provided a fax showing the immediate area around the dumpster. As stated above, the truck can not exit the dumpster location. Backing out is impossible. The corner adjacent to the new structure is too tight. Minimum inside turning radius is 36 ft. Outside is 50 ft. As per 3-05.2.1.3.a, when PAALs are designated as fire lanes or are used as access lanes for refuse collection, a minimum unobstructed radius of 18 feet is required where they intersect another PAAL. Redesign.

2. The plan shows a sidewalk ramp over the scupper at Broadway. The ramp must meet the requirements of DS 3-014.2. Or design a maximum accessible running slope of 1:20 and ramp specifications do not apply. DS 3-01.4.1.D.2 Or use a type 2 scupper (Standard Detail 205).

04/06/2004 DAN CASTRO ZONING REVIEW Approv-Cond The Zoning Review Section approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements.

The new curb location for the Target sign must be depicted on the mylar set submitted for sign-off.
