1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is October 20, 2004.

2. Please provide a compliance letter from Walter Tellez, Zoning Administrator, which acknowledges that the plan being submitted is consistent with the use of commercial storage as required by the rezoning conditions and the Park Industrial Zone. If the design of this development plan is designated commercial storage than it must comply with the subject to requirements of the Land Use Code, Sections 3.5.10.1 and 3.5.5.1.H. for outdoor storage. These subject to requirements must also be identified in the general notes. Outdoor storage is limited to twenty-five percent (25%) of the site area. Please provide calculations demonstrating compliance with the maximum outdoor storage area. Storage materials shall not be visible from outside the screen wall along the northeast property line adjacent the Pantano Wash (SR Zone), nor shall materials stored within fifty feet (50') of the northeast property line exceed the height of the screen wall. Delineate the restrictive area on the site plan with a note stating the limitations of the area.

3. Provide the site address on the development plan. As there is no management on site, please provide the address of the off-site management address. You should also change the name of the project from "Pantano / 22nd Storage Expansion" to something more appropriate to an independent site.

4. The on site pedestrian circulation on the site plan is incomplete. A continuous pedestrian circulation path is required with access to the public right-of-way. The pedestrian circulation path also performs as the pedestrian refuge area which must be maintained between any enclose structure and the PAAL and must be a minimum of five feet (5'). This may require a relocation of the loading zone on the east side of the enclosed building.

5. Provide fully dimensioned details for the off-street bicycle parking locations. Include the materials for lighting, paving, types of security, dimensions, the specific type of rack and the number of bicycles it supports. Bicycle parking must be separated from the vehicle access areas.

The development plan resubmitted on 12/29/03 showing a 30 ft corridor to be dedicated to the City of Tucson or Pima County for the Pantano River Park is approved. Approval is also based on the letter of understanding received from Mr. M. Chris Monson, dated 12/24/03, that states Mr. Monson is willing to cooperate with the City and County to provide a connecting trail link for the Pantano River Park across the existing storage facility to the north at 1351 S. Eastside Loop.
