The activity number is D03-0035. SUMMARY: The Tentative Plat / Development Plan and Drainage Report were received by Engineering on May 21, 2004. Engineering has reviewed the received items and does not recommend approval of the Tentative Plat / Development Plan. Engineering recommends approval of the Drainage Report. RESUBMITTAL REQUIRED: DP/TP APPROVAL: DR GENERAL COMMENTS 1. The Drainage Report was reviewed for Tentative Plat / Development Plan purposes only. 2. Please include the Assurance Package with the Final Plat submittal. This package must include the original Third Party Trust, the original Amendment to Trust, a copy of the Trust Agreement, a copy of the Deed, and a recent Title Report. 3. Include a copy of the CC&Rs with the Final Plat submittal. The specific maintenance notes specified in the Standards Manual for Drainage Design and Floodplain Management, SMDDFM, 14.3.2 must be included in the CC&Rs. The term "owner" in the maintenance notes is to be replaced with "Business-Owners Association". 4. Please provide a copy of the boundary closure calculations with the Final Plat submittal. 5. Proposed fills in excess of two feet above existing grade at any location in the outer one hundred feet of the developing site adjacent to residentially zoned property require the procedure outlined in IBC Chapter 36 Section13.1. This process must be complete prior to Grading Plan approval. Walter Tellez' interpretation of the code was "for zoning purposes". IBC Chapter 36 applies to grading not the LUC. However, the grading plan submitted indicates that there is less than two feet of fill proposed. 6. Proposed developments disturbing areas exceeding 1 acre are subject to NPDES requirements. Contact Patricia Gilbert, 791-5550 for submittal requirements. The NPDES submittal must accompany the Grading Plan submittal. 7. Dedication of right-of-way per Special Condition 2 is required prior to Final Plat approval. 8. Maintenance of all drainage structures will be the responsibility of the Business-Owners Association. As such, easements must be provided over all these structures. These easements also must be shown in a surveyable manner on the Final Plat. These easements must also allow the City of Tucson the right of inspection of these structures. The next submittal must address the following items: DEVELOPMENT PLAN / TENTATIVE PLAT 1. The Drainage Report shows an outflow of 25 cfs on to Wetmore from Drainage Area DA140D. This must be shown on the plan. (previous review comment). 2. The Soils Report letter from Western Technologies dated May 21, 2004 states that the minimum building setback distance from any basin must be 5 ft. 06/15/2004 | FRODRIG2 | PIMA COUNTY | WASTEWATER | Approved | June 15, 2004 TO: Thomas Sayler-Brown, Sayler-Brown Bolduc Architects THRU: FROM: ____________________________________ representing the Pima County Departments of Wastewater Management and Environmental Quality SUBJECT: Home Depot Retail Center - Submittal D03-0035 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. SHEETS DP3-DP6. Include a symbol for “EXISTING SEWER” within the legend. SHEETS DP5 & DP6. Label the existing sewer line along Oracle Road with the correct Pima County plan number, C-4. The size is correct at 10 inches. SHEET DP6. Identify on the layout the storm drain line along Limberlost. It is suggested this line type be added to the legend to avoid any potential confusion. We have sent to your office under separate cover three originals of a Sewer Service Agreement for the proposed number of fixture units. Once the three originals of the Agreement have been signed by the Owner of Record, and notarized, they must be returned to Wastewater Management in order to satisfy the necessary requirements needed to approve the Mylars of the development plan. We will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. County Ordinance 2003-29 went into effect on April 11, 2003. This ordinance requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the fourth (4th) submittal. No fees will be assessed for this submittal.
