The Engineering Section has reviewed the Development Plan and Drainage Report for the Midvale Farms Medical Clinic and does not recommend approval at this time. The Drainage Report was accepted for Development Plan review purposes only. The following review comments need to be addressed in the next submittal. Development Plan: 1. Provide and label existing and future sight visibility triangles per City of Tucson Development Standard (DS) 2-05.2.4.R. 2. Show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks and pedestrian circulation Paths. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice. 3. The landscape diagram for the retention/detention basin on the landscape plan does not seem to match the diagrams in the drainage report and on the development plan. Revise the plans to be consistent. 4. Revise the dumpster location so that the solid waste vehicles will not be required to back up more than 40 feet. (DS 6-01.4.1.C) 5. Add note: "Depress all landscaped areas 6" maximum for water harvesting". Show how stormwater will be directed to the water harvesting areas to the maximum extent possible. (LUC 3.7.4.3.B and LUC 3.7.1.1.A.4) 6. Provide the contour interval with the north arrow and scale. (DS 2-05.2.1.H) 7. Describe the symbol drawn between the loading area and the retention basin. If the symbol represents a river rock or rip rap lined swale, provide a detail and show that 100-year flows will be contained. (DS 2-05.2.1.J) 8. Provide minimum 18 foot curb return radii for the curb cut into Commerce Court per the Transportation Access Management Guidelines for the City of Tucson, Section 5.5.
