Aragonez 791-4505 DATE: September 8, 2003 AGM Container Controls, Inc. D03-0032 1) Please place all rezoning conditions on the development plan. This will provide verification that conditions concerning lighting, times of operation, etc. are acknowledged and will be enforced. 2) Rezoning condition 1b requires access onto Palo Verde Avenue limit traffic to exit right only. The curbing as shown on the plan may not deter people from making a right turn into the neighborhood. Placement of a "No Left Turn" or "Right Turn Only" sign would reinforce this requirement. If one already exists please indicate its location on the development plan. 3) Rezoning condition 7 requires that proposed colors and materials are submitted as part of the development plan and that color photographs of the surrounding properties shall accompany the submittal. Please indicate color palette on the plan elevation of the proposed addition. Provide color photographs of surrounding properties to demonstrate compatibility of new addition to the neighborhood. 4) Per rezoning condition 12, roof mounted exterior equipment must be located to minimize visibility from adjacent residential development and street frontages, and all ground mounted equipment must be fully screened. Identify the location of all mechanical equipment. Indicate by detail or note how screening and/or location meet this condition. 5) It is unclear if the new wall along the south property line is incorporating graffiti-resistant materials and a decorative material as required by rezoning condition 16. Please indicate by note how wall complies with this condition of rezoning. 6) Please clarify the location of new landscaping shown along the new south wall adjacent to the R-2 zoning. It does not appear that shrubs are being placed within notches exposed to the R-2 property. Please indicate by detail or note that notches are being planted with proposed shrubs. |
