The Engineering Section has reviewed the Development Plan (DP) for Catalina Pediatrics and does not recommend approval at this time. The following review comments need to be addressed in the next submittal.

Development Plan:

1. Please include a response letter to the comments along with the corrected copies with the re-submittal.
2. Provide a copy of the previously approved development plan and supporting drainage studies.
3. Indicate proposed ground elevations throughout the site to provide reference for proposed grading and drainage. Label a sufficient number of points to establish drainage patterns and to show that no drainage will be directed to Swan Road Wash. (DS 2-05.2.4.H)
4. Provide and label existing and future sight visibility triangles per D.S. 2-05.2.4.R.
5. Show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks and pedestrian circulation Paths. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
6. Demonstrate that existing solid waste containers will provide sufficient capacity for the new development or provide a new container location.
7. Add note: "Depress all landscaped areas 6" maximum for water harvesting". Show how stormwater will be directed to the water harvesting areas to the maximum extent possible.
8. Provide a legend showing and describing all symbols used on the plan. (DS 2-05.2.1.J)

We have reviewed the above-referenced project on behalf of the Pima County Wastewater Management Department. The following comments are offered for your use:

As per our meeting on October 8, 2003 we agreed to replace the first submittal of plans with corrected plans. It was our understanding there would be a $100.00 fee with the new plans and the review would be considered the first and second reviewed combined. A response letter would not be done until we received the revised plans. In addition, we would clarify with Wastewater Management the issue regarding the flow through requirement for the rezoning condition and provide this information to you in timely manner. The information regarding flow through was provided to you on October 9, 2003 via a telephone call with Debbie Ketchem.

As of date, we have not received your revised set of plans. Please let us know if there is a problem with resubmitting or if there are other issues that must be resolved prior to the submittal.
