Resubmittals Required: Development Plan & Soils Report

SUMMARY: Engineering Division has reviewed the Drainage Report, Development Plan and Landscape Plans received on 29 September 2003. Approval of the Development Plan is not recommended at this time. The drainage report is approved for Development Plan purposes. The following comments are offered:

DEVELOPMENT PLAN:

New 5' sidewalks are required, 2' minimum from back of curb, where curbing exists along Sunland Vista and Kramer Avenue rights of way (Development Standard - DS 2-05.2.4 L & 3-01.3.3 A);

DRAINAGE REPORT:

The soils report does not appear to have been included with the resubmittal. Please include this report with the resubmittal, in accordance with the City of Tucson's Standards Manual for Drainage Design and Floodplain Management (SMDDFM) Section 14.2.6 (DS 10-02.0)


GENERAL COMMENTS:

The Development Plan and drainage report were reviewed for Development Plan purposes only - a separate grading plan/permit submittal may be required.

Resubmittal will require a revised Development Plan and Soils Report.

CODE SECTION/ DEVELOPMENT STANDARD

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is July 14, 2003.

2. The development plan may not be approved until the existing billboard meets code requirements listed under LUC Sec. 3.5.4.26.

10/16/2003 JOE LINVILLE LANDSCAPE REVIEW Denied 1) The billboard is required to have a loading area which also must be screened. LUC 3.4.5, LUC 3.4.4.3. Revise the plans to identify the loading area and show any required screening.

2) Remove the reference to DS 2-07.2.1 from the landscape plan, as this is code section not a related case.
