1. LUC 3.4.4.1.B.2 requires that, for projects containing more than one building, loading zones must be provided for each building, based on the number of loading spaces required for the uses within each building. This project proposes three buildings, each requiring a loading zone, but only one loading zone is proposed for the project site. Approval of a Board of Adjustment Variance application is required. Once, the variance is approved, add to the general notes the variance case number, date of approval, what was approved, and any conditions imposed.

11/20/2003 FRODRIG2 LANDSCAPE REVIEW Denied 1) The site must be screened from the residentially zoned property to the south with 5' high masonry wall per LUC Table 3.7.2-I. Per LUC 3.7.3.2.A "Along interior lot lines of the site, the required perimeter screens must be located on the property line...".

2) The loading area must be screened from the adjacent O-3 property and from the adjacent R-1 property with a six foot high masonry wall per LUC Table 3.7.2-I.

Resubmittal of the Development/Landscape Plan is required.
Provide a response letter with the resubmittal.
