Dear Mr. Hanshaw:

SUBJECT: Huntington Park Plaza
D03-0020

Tucson Electric Power Company (TEP) has no objections to the Development Plan dated June 24, 2003.

As stated in my June 11, 2003, letter to you, there are existing underground electric cable within the area depicted as off-site improvements area north of the subject property, and these facilities will need to be identified by blue stake and pot holed by the customer to assure safety and to determine if relocation is required.

Please submit a final set of plans including electrical load plans, to determine how TEP will serve this commercial development. If easements are required, they will be secured by separate instrument. Your final plans should be sent to:

Huntington Park Plaza
Development Plan
2nd review

TRANSMITTAL: July 9, 2003
DUE DATE: July 8, 2003

1. Place the development plan number (D03-020) on all sheets, including the landscape plan and the irrigation plan, in the lower right hand corner near the title block.

2. Pedestrian circulation may not be located between any motor vehicle parking space and the PAAL providing access to that parking space. Please revise pedestrian crosswalk location so that it does not pass behind the southernmost handicap parking space.
DS 2-08.4.1.F
DS 2-05.2.4.K

3. Revise zoning setback table to specify that the MS&R setback from Speedway Blvd. is the greater of 21 feet or the height of exterior structure wall measured from back of future curb.
LUC 3.2.6.5

4. If the site is made up of three lots as shown, the individual lot sizes must be provided. Add these the Floor Area Ratio calculation by adding a column with a heading that reads "lot area". Revise the "area" heading to read "GFA".

5. For projects with multiple lots, they must either be combined, or a cross access/ cross parking agreement must be recorded. Provide a copy of recorded agreement and add the recordation information (docket and page numbers) for the cross access agreement to the development plan notes.
DS 2-05.2.4.N

6. Bicycle parking must be evenly distributed and conveniently located at the entrance of each building. On projects with multiple lots/ buildings, bike parking must be provided for each building. Add a bike rack near the front of bldg 2.
DS 2-09.4.1

7. Dimension the depth of the backup spur and the distance between the backup spur and the existing fence along the east property line. A minimum 3-foot deep backup spur is required and a minimum of 3 feet is required between the end of the spur and the fence to allow for vehicle overhang. Please revise drawing, which shows only a 2.5 foot overhang. DS 3-05.2.2.D

8. It is acknowledged that a Board of Adjustment Variance application will be submitted to seek relief from the loading zone requirement. Once, the variance is approved, add the variance case number, date of approval, what was approved and conditions to the general notes. LUC 3.4.4.1.B.2
