05/28/2003 JOE LINVILLE LANDSCAPE REVIEW Denied 1) A more detailed landscape plan is required at the time of application for permits. For more specific information, refer to Development Standard 2-07.0. The NPPO application for exception has been accepted and approved.

2) Screening per LUC Table 3.7.2-I is required along the west property line to screen the parking area from the adjacent O-3 zoned property north of building 'A'. Note the height of the existing wall on the adjacent property along the west property line. DS 2-07.2.2.A.3

3) The loading area must be screened form the adjacent O-3 property with a six foot high masonry wall per LUC Table 3.7.2-I.

4) The refuse storage area must be screened per LUC Table 3.7.2-I.

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for full CDRC review. The one year expiration date for this development plan is April 29, 2004.

2. Place the development plan number (D03-020) on each sheet of the development plan, landscape plan and NPPO plans in the lower right hand corner near the title block.

9. Per IBC Sec. 1106.4, one handicapped parking space must be van accessible, and be provided with an access aisle with a minimum width of 8 feet. Please revise drawing, which shows no van accessible parking provided for the project. ANS/IBC

10. Dimension the depth of the backup spur and the distance between the backup spur and the existing fence along the east property line. A minimum 3-foot deep backup spur is required and a minimum of 3 feet is required between the end of the spur and the fence to allow for vehicle overhang.

16. A minimum distance of 2 feet must be maintained between a PAAL and any wall, screen or other obstruction provided pedestrian activity is directed to another location. Dimension the distance between the edge of the PAAL and the CMU wall along the west property line. DS 3-05.2.2.B.3

17. A wheelstop must also be provided in the h/c parking space adjacent to building A. DS 3-05.2.3.C


18. All requested changes must be made to the Development Plan and Landscape Plan. DS 2-07.2.1.A

We have reviewed the above-referenced project on behalf of the Pima County Wastewater Management Department. The following comments are offered for your use:

1. Per Pima County Wastewater Management’s Planning Services, there is currently capacity in the existing downstream sewerage system for this development. This response is not to be construed as a commitment for conveyance capacity allocation, but rather an analysis of the existing sewerage system as of this date.

2. Based on the preliminary sewer layout as shown on the referenced development plan, this project would qualify for Non-Participating sewer connection fee rates. However, a final determination of this status cannot be made until approval of the sewer construction plans and/or preparation of the sewer service agreement.

3. The development plan is hereby approved, subject to the following:

4. Add the development plan case number, D03-0020, to the title block of each sheet. This number should be shown larger or bolder than the cross reference numbers.

5. Sheet 1: Delete the quotation marks from General Notes 12 & 13.

Tucson Electric Power Company (TEP) has reviewed the plans dated April, 2003. TEP is unable to approve the plans at this time. There are existing underground electric cable within the area shown as the off-site improvements area north of the property. These facilities need to be identified by blue stake and pot holed, and shown on a revised Development Plan in the correct location.

Enclosed is a copy of a TEP facility map and the Development Plan showing the approximate location of the existing facilities. Any costs associated with the relocation of the facilities in conflict shall be billable to the developer.
