Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for full CDRC review. The one year expiration date for this development plan is April 29, 2004. 2. Place the development plan number (D03-020) on each sheet of the development plan, landscape plan and NPPO plans in the lower right hand corner near the title block. DS 2-05.2.2.B.2 3. Label future curb location and future sight visibility triangles, if different from existing curb location, and dimension curbs from street monument lines. DS 2-05.2.4.F & R 4. Continuous pedestrian circulation must be provided between all of the buildings and the sidewalk along the Speedway Blvd frontage. DS 2-08.5.1 DS 2-05.2.4.K 5. If any new freestanding lighting or signage is proposed as part of this development, indicate location and type. DS 2-05.2.4.N 6. MS&R bldg setback is required to be the greater of 21' or height of structure wall measured from back of future curb. Revise zoning setback data table and keynote #16 as this 10 foot dimension is a landscape border area. LUC 3.2.6.5 7. The required setback to the west property line (adjacent property zoned 0-3) is 0 feet. Please revise. LUC 3.2.6.4 8. Provide a Floor Area Ratio (FAR) calculation on the development plan. The FAR is calculated as the gross floor area divided by the lot area. The lot coverage calculation may be removed as it is not necessary or required for nonresidential development designators in nonresidential zones. LUC 3.2.3.2.B 9. Per IBC Sec. 1106.4, one handicapped parking space must be van accessible, and be provided with an access aisle with a minimum width of 8 feet. Please revise drawing, which shows no van accessible parking provided for the project. ANS/IBC 10. Dimension the depth of the backup spur and the distance between the backup spur and the existing fence along the east property line. A minimum 3-foot deep backup spur is required and a minimum of 3 feet is required between the end of the spur and the fence to allow for vehicle overhang. DS 3-05.2.2.D 11. If easements exist or are proposed on the property, show their location, width, type, and provide recordation info. DS 2-05.2.3.B 12. Dimension the width of the entrance drive. DS 2-05.2.4.D.3 13. On projects containing more than one building, loading zones must be provided for each building. Please revise development plan and loading space calcs. Also, it appears that there is not adequate maneuverability for trucks to maneuver back out of the loading zone. Please revise. LUC 3.4.4.1.B.2 14. The legal description in the title block is incorrect. Please revise legal description to be correct DS 2-05.2.1.G.2 15. Revise required bicycle parking to read 8% of vehicle parking spaces provided, and remove the reference to "4 or more units" as this is not a residential development. DS 2-05.2.4.Q 16. A minimum distance of 2 feet must be maintained between a PAAL and any wall, screen or other obstruction provided pedestrian activity is directed to another location. Dimension the distance between the edge of the PAAL and the CMU wall along the west property line. DS 3-05.2.2.B.3 17. A wheelstop must also be provided in the h/c parking space adjacent to building A. DS 3-05.2.3.C 18. All requested changes must be made to the Development Plan and Landscape Plan. Per Pima County Wastewater Management’s Planning Services, there is currently capacity in the existing downstream sewerage system for this development. This response is not to be construed as a commitment for conveyance capacity allocation, but rather an analysis of the existing sewerage system as of this date. 2. Based on the preliminary sewer layout as shown on the referenced development plan, this project would qualify for Non-Participating sewer connection fee rates. However, a final determination of this status cannot be made until approval of the sewer construction plans and/or preparation of the sewer service agreement. 3. The development plan is hereby approved, subject to the following: 4. Add the development plan case number, D03-0020, to the title block of each sheet.
