Aragonez 791-4505 DATE: 12/3/03 COMPREHENSIVE PLANNING TASK FORCE COMMENTS D03-0014 Civano – Johan Tavern and Residence This development plan is subject to the conditions of Civano Neighborhood I Planned Area Development (PAD), the Civano Development Agreement and the Civano Impact System, and Memorandum of Understanding. Please address the following: Please provide a copy of the stamped approved development and landscape plans for the existing off-site parking court located on the south side of the Tavern/Residence property. Please note that all elements specified in the approved development and landscape plans of the parking lot are to be in place before a Certificate of Occupancy can be issued for the Tavern/Residence (LUC 2.6.3.8). On the development plan, please label the colors of all structures. Please provide a copy of the landscape plan for this project, showing the relationship between landscaping and energy conservation through shading, and how the landscaping complements the surrounding area (Civano Neighborhood I PAD Section 2.7.1). Phase 2 has been expanded from the previous submittal. When this phase is implemented an off-street loading space will be required. A minimum space size of twelve (12) feet by thirty-five (35) feet is required per LUC sec. 3.4.5.3. Required loading spaces can be provided at designated on-street parking spaces with hours posted for this use and providing the loading space is located within one hundred (100) feet of the use it serves. Access and maneuvering to loading spaces can utilize streets or alleys regardless of the abutting zone or land use (Civano Neighborhood I PAD Section 3.5). |
