This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. SHEET D-1 KEY NOTES. Identify Existing Sewer Line as PUBLIC or PRIVATE in the legend. This is the second request. SHEET D-1 GENERAL NOTES. Revise note no. 12 to read as follows: THE ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS, AND IN ACCORDANCE WITH AN APPROVED OPERATION AND MAINTENANCE PLAN, IF REQUIRED. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT. SHEET 2, 3 & D3.1: The sewer line and manholes are shown on all three sheets. Where the sewer lines are shown on drawings, identify them as PRIVATE or PUBLIC. SHEET 2, 3 & D3.1-. Provide CO at the change in the direction of the BCS, and show its rim and invert elevations. This is the second request. It must be marked w/rim and invert elevations and also as PUBLIC or PRIVATE. There should be a cleanout symbol in the legend on Sheet 1. SHEET 2, 3 & D3.1: The slope and pipe size are shown but not the length of the BCS. If the BCS is existing it should be clearly shown by line type. SHEET 2, 3 & D3.1: 2nd request. Revise the sewer site plan so that: All public sewer elements (manholes, cleanouts and mains), that are located adjacent to and less than 100’ from this project, are identified with the IMS numbers and construction plan numbers. The IMS numbers are the sewer element identification numbers that can be found on the PCWMD Maps and Records (5th floor) base maps or on PCWMD and PCDOT Map Guide websites. SHEET 2, 3 & D3.1:2nd request. Show the information pertaining to the point of connection of the existing BCS to the existing sewer line. Show the Pima County plan number ( or the private sewer plan number) for this existing sewer with its size and slope, and show the necessary information about the existing manholes ( IMS numbers, rim and invert elevations, etc.) located immediately upstream and downstream of the planned connection point of the new BCS. This is the second request. SHEET 2, 3 & D3.1: The line types shown for the existing and new sewer lines in the site plan should be the same as that used in the LEGEND (KEYNOTES).This is the second request. We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents. The next submittal of this project will be the 3rd submittal. A check for the review fee of this submittal in the amount of $156.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and the response letter. The activity number is D03-0009. SUMMARY: The Development Plan and Drainage Report were received by Engineering on May 8th, 2007. Engineering has reviewed the received items and does not recommend approval of the Development Plan. RESUBMITTAL REQUIRED: DEVELOPMENT PLAN APPROVED: HYDROLOGY REPORT The next submittal must address the following items: DEVELOPMENT PLAN 1. Provide estimated cut and fill quantities for the new construction. DS 2-02.2.1.A.17. This office acknowledges the property is currently developed and the addition is going to be constructed on a finish pad. However if the cut and fill quantities are equal to zero, that must be indicated on the plan in a general note. When the development plan is approved, the plan must be walked through for site plan approval. The cut and fill quantities are required to be on a site plan per Development Standard for Site Plan Content and Specifications 2-02. Please provide the requested information. 2. Provide a general note on sheet D-3.1 stating, "This property is subject to the City of Tucson Floodplain Regulations." This note has not been provided. Revise the plan to show the note on the requested sheet number. 3. Provide a general note on sheet D-3.1 stating, "A floodplain use permit and elevation certificate is required for the proposed building." This note has not been provided. Revise the plan to show the note on the requested sheet number. 4. Provide a general note on sheet D-3.1 giving the required finish floor elevation and datum that is recommended in the hydrology report. This note has not been provided. Revise the plan to show the note on the requested sheet number. 5. The added notes to the development plan must be 12 point font at minimum. Clearly show the location of required handicap ramps on site and provide a detail of such ramps including placement of truncated domes. These details were not provided for on the original approved development plan. Curb ramps shall be a minimum of three (3) feet in width, exclusive of flared sides. The curb ramp flares shall not be steeper than 1:10. Counter slopes of adjoining gutters and road surfaces immediately adjacent to the curb ramp shall not be steeper than 1:20. The adjacent surfaces at transitions at curb ramps to walks, gutters and streets shall be at the same level. All slopes are to be indicated on the plan/plat and associated details. ANSI 406.2, 3, & 4 Clearly show the location of required detectable warnings (truncated domes) which are required at marked crossings (crosswalks), access aisles, and sidewalks flush with vehicle use areas. The area covered by the truncated domes shall be twenty-four (24) inch deep and extend the full width of the crosswalk, preceding the crosswalk, including access aisles of handicapped motor vehicle parking spaces. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line.
