The Drainage Report is acceptable for Development Plan approval purposes. Revised Development and Landscape Plans may be approved upon addressing the following items: DEVELOPMENT PLAN: 1. Provide a General (drainage) Note that, "This project is affected by the City of Tucson Floodplain Regulations", as determined in the drainage report (DS 2-05.2.2 C 2 a); 2. Correct the west basin bottom elevation to 2265.1; 3. Correct the retention basin callout directions to face south, so that the cross sections provided are accurate. LANDSCAPE PLAN: 1. Demonstrate water harvesting in landscape areas to the maximum extent reasonably possible, per Land Use Code, Section 3.7.4, and SMDDFM, Sec. 14.2.10. Please provide a revised Development Plan and Landscape Plan. As stated on the previous comment letter, prior to grading activity, approved grading plans, stormwater pollution prevention plans and a floodplain use permit will be required. This use located adjacent to residentially zoned property must be screened with five-foot high masonry wall. LUC Table 3.7.2-I. Revise the development and landscape plans to meet the screening requirement. 2) The addition of loading areas south of the building requires revision to proposed screening. Loading areas, if located within 100 feet of and adjacent street must be screened with a six-foot high masonry wall. LUC Table 3.7.2-I Revise the development and landscape plans to screen the loading areas from River Park Drive with a six-foot high wall. 3) The proposed screening along River Park Drive must provide a visual barrier between the different land uses, enhance the streetscape, assist in wind control and dust and noise reduction, and provide privacy. LUC 3.7.3 Provide information on how the wrought iron fence will meet these objectives, typically the type of fence proposed does not meet the minimum requirements. By definition, the screen is to provide "an opaque barrier designed and constructed to conceal areas used for storage, refuse, mechanical equipment, parking, or delivery service loading bays from street and public view or to buffer adjacent land uses." LUC 6.2.19 Revise the landscape and development plans as necessary. |
