The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan as submitted.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is February 01, 2008.

2. The Zoning Review Section approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements.

3. This comment was not fully addressed. Demonstrate how the handicapped have access to the sidewalk at the crosswalk from the handicapped parking space. D.S. 2-05.2.4.K based on the provided "Typ. Van Accessible H.C. Parking Stall", access to the curb ramp may not located between the parking space and the PAAL, per 2-08.4.1.F. Revise detail.

4. After discussions with the Engineer of Record it has been determined that the loading zone will be relocated to a location north of the proposed building and sufficient maneuvering area will be provided. D.S. 2-05.2.4.O the exact location of the loading zone is unclear. On sheet 2 of 3 it appears that the required 12' x 55' loading space is located inside the proposed building. On sheet 3 of 3 is shows the required 12' x 55' loading space is located in front of the refuse enclosure. Please clarify the location of the loading space and show the maneuvering area. The loading space may not be located in front of the trash refuse enclosure.

The above referenced plan has been CONDITIONALLY APPROVED by the Community Design Review Committee, subject to the revisions required on the mylars. Please submit the following documents for sign-off:

1 Reproducible Océ or Photo Mylar of the Plat, Landscape Plan and NPPO.

Additional blackline copies will be made from the complete set and distributed to various
review agencies for their files. These copies will be ordered from the City's contracted
print company and billed to you unless you already have an account at another printing
company. Please let us know which printing company you would prefer to use and list
them on your attached transmittal form when submitting your mylars to the CDRC office
for sign-off approval. Your printing company will deliver the mylar and three (3)
blackline copies to your office. If you are out of town you will need to contact
the printing company for pick up or mailing arrangement options.

Please note that the final plat must be approved by Mayor and Council and recorded
within one year of date of approval of the tentative plat per LUC 4.1.7.3.
