Please clarify, is the sewer in Wyatt Drive an existing private sewer? I was unable to verify the size and sewer plan number labeled. If yes, please provide the private sewer plans and sewer number assigned. 5. Upon receipt of your response letter, a Sewer Service Agreement will be prepared for this project. The signed Sewer Service Agreements should be returned to this office in order to satisfy the necessary requirements needed to approve the Development Plan. 6. The Native Plant Presrevation plan requires extensive revision. Refer to Development Standard 2-15.0 for assistance. Note 9 on sheet NP-1 is not in compliance with City Of Tucson Development Standard 2-15.6.0. Revise the note as necessary to comply. All Viable Protected Native Plants shall be tagged with an embossed metal tag, or approved equal. Revise the Preservation Plan notes to comply. DS 2-15.3.1.A.1 The Plant Inventory List provided is not consistent with the aerial photo. Revise the plans to locate and identify all protected native plants on the aerial photo and revise the inventory list as necessary to clarify compliance with the regulations. LUC 3.8 Acacia greggii does not appear on the inventory list although it is included in the mitigation table. Revise as necessary. The mitigation table on sheet NP-1 does not correspond to any of the additional information included in the native plant preservation plan. Revise the table to comply with the regulations. LUC 3.8, DS 2-15. A summary of the mitigation requirements is also required to appear on the landscape plan. DS 2-15.3.4.B Affirm by statement on the plans compliance with Arizona Native Plant Law and the Federal Endangered Species Act. LUC 3.8.4.5 Revise the plans to include the legal description of the site. Clearly show all property lines. Identify all existing landscaping proposed meet the landscape and screening regulations. LUC 3.7, DS 2-15.2.0 The Wyatt Drive Street landscape border must be shown to comply with the provisions of LUC 3.7.2.4 and DS 2-06.3.4. The note on sheet DP-1 stating that "Street landscape borders and interior landscape borders are not required/landscape borders provided as requested by owner." is not accurate. The site is subject to LUC 3.7.2.4. Revise the plans as necessary to comply. There appears to be a discrepancy between the landscape plan and the site plan with regard to the location of the screen walls in relation to the retention basin. Clarify as necessary. DS 2-07.2.0 Screening is required per LUC Table 3.7.2-I along Wyatt Drive. Revise the plans to provide required screening. Retention/detention areas are to be landscaped in compliance with DS 10.01-0. LUC 3.7.4.3 Revise the plans to comply. Decomposed granite is not recommended for use in the bottom of the retention basin. Revise the plans to provide an alternative. DS 10-01.0 pg. 95 The loading zone proposed in the southern portion of the site is to be located no closer than 50 feet from adjacent residential property per condition of rezoning. The future area must be maintained as undisturbed natural desert. Revise all plans including the native plant preservation plan to include this designation if this is the intent. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is October 17, 2003. 2. Place the development plan number (D02-035) on each sheet of development plan and landscape plan, in the lower right hand corner near the title block. DS 2-05.2.1.K 3. The proposed Medical Service-Extended Healthcare use is subject to LUC Section 3.5.13.5, which reads: "outdoor activity may occur". Please add a note so stating. LUC 2.4.3.2.A.4 4. Add sight visibility triangles at the intersection of the ingress-egress points with Wyatt Drive. DS 2-03.2.4.R 5. List all conditions of rezoning, as adopted by Mayor and Council, for case number C9-01-01 on the development plan. DS 2-05.2.2.B.3 6. DS 2-05.2.4.U LUC 3.2.6.4 7. It appears that the maximum allowed FAR and required building height have been reversed in the calculations. Revise the maximum allowed FAR to read 75% and revise maximum allowed building height to be consistent with rezoning condition 1.c. Also, add the proposed FAR to the calculations under "Land Use Notes". LUC 3.2.3.2.B 8. Remove the wheelstop from the parking island located along the north property line between the rows of 10 and 12 parking spaces. 9. DS 2-05.2.4.U 16. This site is made up of a portion of Lot 13 of Tucson Medical Center. Approved lot split documents must be provided for the south lot line and obtained for the north lot line prior to approval of the development plan. Revise legal description accordingly to indicate that the site is a portion of Lot 13. 17.
