TRANSMITTAL: November 4, 2002 DUE DATE: November 6, 2002 1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is October 9, 2003. 2. Place the development plan number (D02-033) along with the correct previously approved development plan number (CD9-82-18A) on each sheet of development plan and landscape plan, in the lower right hand corner near the title block. DS 2-05.2.1.K 3. Provide a more specific legal description of the property as was done for the originally approved development plan. DS 2-05.2.1.A.2 4. Revise the location map to show Euclid Avenue along the west side of section 18. DS 2-05.2.1.D.2 5. Please provide the new proposed floor area ration (F.A.R.) calculation to the plan. Please explain the meaning of "rezone building area: ± 35,131 S.F." listed under building area. How is this figure different from existing building area and why is it used in the percent expansion calculation? 6. Dimension the minimum two-and-one-half (2½) foot required for overhang in the four proposed north-to-south facing parking spaces located near the eastern end of the paring lot. DS 3-05 7. Between any building and PAAL a five (5) foot pedestrian refuge with a four (4) foot sidewalk is required. There is only a four sidewalk indicated along the north, east and west sides of the proposed building. In addition, the pedestrian circulation system must be revised to provide continuous access throughout the site, including a connection between the building and the existing sidewalk along Apache Park Place. DS 3-05.2.2.B.1 DS 2-08 8. In addition to the percent building area expansion, provide a percent vehicle use area expansion on the plan. 9. Please dimension the width of the PAAL immediately adjacent and to the east of the loading zone (keynote #4). It does not appear to meet the minimum 24-foot width required. DS 3-05.2.1.C 10. If any new freestanding lighting is proposed as part of this development, indicate location and type. DS 2-05.2.4.U 11. If any new freestanding signs are proposed as part of this development, indicate location and type. DS 2-05.2.4.W 12. Provide recordation information for the future easements. All proposed easements must be recorded and recordation information added to the plan prior to approval. DS 2-05.2.4.B 13. All conditions of rezoning as adopted by Mayor and Council for case C9-82-18 must be listed on the development plan. DS 2-05.2.2.B.2 14. Provide the dimensions of the building and the building expansion area. DS 2-05.2.4.N 15. Revise parking calculation to be based solely on the principal use of the site (i.e. administrative and professional offices rather than warehouse) per the approved development plan. Revise general note 2 to state the existing use is administrative and professional office, development designator "33". 16. It is not clear where bicycle parking is to be located. Please provide bicycle parking calculation and show bicycle parking on a detail, fully dimensioned per DS 2-09. DS 2-09 DS 2-05.2.4.Q 17. Please explain the purpose of the six signs located at the front of the parking spaces which are at the north end of each row of parking which is adjacent to the communication tower and antenna. Are these intended to be handicapped accessible spaces? 18. Demonstrate compliance with handicap accessibility requirements by detailing h/c curb ramps, their dimensions and their slopes at the access points along the south side of the building. ANS Chapter 4 19. All requested changes must be made to the development plan and landscape plan.
