The 400 foot scenic corridor One must be depicted on the plan along with the 30 foot natural buffer. A separate Scenic Corridor application must submitted and approved prior to approval of this development plan. Once the Scenic Corridor application is approved, add note to the development plan which includes the case number, date of approval, approved colors, and any conditions imposed. The Scenic Corridor case number must be added to the list of all other applicable case numbers (DS 2-05.2.2.B.3; Luc 2.8; DS 2-05.2.4.E). 2. One (1) canopy tree is required for each eight (8) parking spaces. The existing non-permitted parking area does not meet this requirement. Identify the size and type of each tree (Civano 3.6 [p. 37]). 3. Wheel stops must be dimensioned at 2.5 feet from the curb (DS 3-05.2.3.C.2). Please address the following: 1. On Sheet C-1 of the development plan, please revise the calculation of the total gross floor area of the project, to include both total building, outdoor display and production areas. Please contact Patricia Gehlen of the Development Services Department (791-5550) to inquire about the calculation of gross floor area . 2. On Sheet C-1, please revise the parking calculations for motor vehicles and bicycles. For zoning purposes, a Nursery is considered an Agricultural-Crop Production use. Please provide parking calculations only for the Agricultural-Crop Production principal use. This project is located within the Neighborhood General District. Please use the motor vehicle and bicycle requirements specified in the Land Use Code. Please note that motor vehicle parking for the proposed land use may be reduced by 40% of the parking spaces as required by the Land Use Code, and each parking space and parking area will still need to comply requirements related to size, striping, surface, etc. specified in the Land Use Code and the Development Standards. Please also note that bicycle parking is to be determined by using the requirements specified in the Land Use Code, and adding 40% to determine the total number of bike spaces to be provided for this project. Also, please note that bicycle parking is to consist only of Class II bicycle parking spaces (Civano PAD 3.4 and LUC 3.3.4). 3. On the development plan, please provide loading spaces calculations only for the Agricultural-Crop Production principal use, following the requirements specified in the Land Use Code and the Civano PAD (LUC 3.4.5 and Civano PAD 3.5). |
