The location of the12 ft wide multi-use paved pathway and its position relative to proposed curbing, curb ramps, masonry screen walls and landscaping is very difficult to read. Provide a separate sheet that depicts entirety of multi-use pathway without unrelated drawing details.

Push multi-use path north to edge of landscape buffer.

Curb ramp(s) need to be wider to accommodate 12 ft wide multi-use paved pathway.

CODE SECTION/ DEVELOPMENT STANDARD

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is September 2, 2003.

2. Building area for Pad 2 noted under the site data block on sheet C-1 (13,140 S.F.) does not match the square footage noted on sheet C-8 (13, 030 S.F.). Revise for consistency.
D.S. 2-05.2.4.M

3. a) The minimum drive through lane width leading to the window must be 11 feet and must be striped, marked, or otherwise clearly delineated. The plan provides 21 feet for both drive-through lanes. A minimum of 22 feet is required for two (2) drive-through lanes.
b) What will the doorway adjacent to the drive-through lane for Pad 1 be used for? If it is other than an emergency exit, a minimum five (5) foot wide pedestrian refuge area, which includes a minimum four (4) foot wide sidewalk, must be provided between the building and the drive-through lane.
D.S. 2-05.2.4.D

4. Label and dimension the existing and future sight visibility triangles (SVT) at the northeast corner of 22nd Street and Harrison Road. It appears that the proposed free-standing sign may be located within the sight visibility triangle. Refer to D.S. 3-01.5 for SVT criteria.
D.S. 2-05.2.4.R/ D.S. 2-05.2.4.W

5. All requested changes must be made to the development and landscape plans.
