The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. D.S. 2-05.2.3.C 2. 3. Provide locations and types of drainage structures, such as, but not limited to, drainage crossings and pipe culverts. D.S. 2-05.2.4.H.3 (Check for emergency spillways, security barriers and access into basin (s) for maintenance. (A minimum of one 15-foot-wide vehicular access ramp shall be provided into each basin. The maximum roadway or access ramp slope shall not exceed 15 percent. Alternate means of access will be reviewed by the City Engineer on a case-by-case basis. SMDDFM 14.3.3 & 4 and 2.3.1.6.C)). 3. Show refuse collection areas, including locations of dumpsters, screening location and materials, and vehicle maneuverability, fully dimensioned. For specific information on refuse collection, refer to Development Standard 6-01.0. Refuse collection on all projects shall be designed based on that Standard, even if collection is to be contracted to a private firm. Adherence to the Standard is to assure: D.S. 2-05.2.4.T o provision for on-site collection and maneuvering to avoid on-street traffic conflicts; demonstrate solid waste truck maneuverability to all proposed refuse collection areas. o minimum conflict with pedestrian and vehicular traffic along streets and on-site. 4. Proposed fills in excess of two feet above existing grade at any location n the outer one hundred feet of the developing site adjacent to residentially zoned property require the procedure outlined in IBC Chapter 36, Section 13.1. This process must be complete prior to Grading Plan approval. 5. Roof drainage for building #4 needs to be addressed (show direction of flow). Indicate downspouts and show drainage concepts. 6. Indicate location of downspouts on proposed building. Drainage Statement 1. Drainage statement, Figure A-3 indicates the southern west basin to be detention/retention. The development plan indicates this basin to be retention only. The basin indicated on development plan and drainage statement need to match. 2. Figure A-3 the northern west detention basin indicates 3 outlets. I inspected this site on September 19, 2002 and only 2 outlets exist. Please make corrections on development plan and drainage statement. 3. A Grading Plan and Permit will be required. Proposed grading in excess of 5,000 yards is designated "engineered grading" and a soils engineering report is required with the Grading Plan submittal. IBC Chapter 36, Section 9. The Soils Report must also address the requirements detailed in the S.M.D.D.F.M., 14.2.6 4. Proposed developments exceeding 5 acres are subject to NPDES requirements. Contact Loren Makus, 791-4251 for submittal requirements. 5. The storm drain in Figure A-3 needs to be addressed on development plan. 6. As per the cross section A1, it indicates that the trench is 2 ft. wide x 2 ft. deep with a WSE of 1.54 ft. with no grate or cover. Indicate what type of cover will be used for vehicle and pedestrian traffic. 7. Address the southwest basin in drainage statement. Indicate retention basin calculation, dimensions, size of slopes, top/bottom elevations, water surface elevation and two cross section details. 8. Is existing berm of the northern west detention basin too close to building? Will it be modified where the runoff will flow into the basin? Indicate top and side elevations of berm. |

Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is August 28, 2003. 2. Per Pima County Assessors records, this site is comprised of eight (8) lots. City of Tucson lot combination approval is required for this site. The following comments are offered for your use: 1. There is currently capacity in the existing downstream sewerage system for this development. This response is not to be construed as a commitment for conveyance capacity allocation, but rather an analysis of the existing sewerage system as of this date. 2. We have sent to your office under separate cover a Private Sewer Service Agreement for the proposed number of fixture units. The Sewer Service Agreements must be signed by the owner of record, notarized, and all three originals returned to this office before we can approve the Development Plan. 3. Based on our evaluation, this project would qualify for Participating sewer connection rates. 4. Add the Development Plan case number, D02-028, to the title block of each sheet. This number should be shown larger or bolder than the cross reference numbers. 5. Label sewers as (existing, I-83-225, 8") on Medina Road, Bonney Avenue, and Universal Way. In addition, it is difficult to determine where the existing sewer lines are located, therefore, label the existing sewers as defined in the legend. 6. Show and label all proposed and existing on site sewers as well as the HCS connections. 7. Please clarify: Is the 6" HCS for proposed building #6 existing or new? If it is a new tie-in the connection will need to be made at a manhole. 8. If the answer above is new add the following general note: A Project Construction Permit must be secured from Pima County Wastewater Management Department before beginning any work on this project. 9. If answer #7 is new provide the following: Show the proposed manhole rim and invert elevations for all manhole locations, as required by item G.1 on page 21 of the Pima County Development Plan Requirements checklist, effective September 1, 2000. 10. Revise General Notes #9 to reflect the current conditions. Identify if all the sewers are existing and private or portion of the sewer is existing and private and new sewer will be private. 11.
