The following comments are offered for your use: 1. There is currently capacity in the existing downstream sewerage system for this development. This response is not to be construed as a commitment for conveyance capacity allocation, but rather an analysis of the existing sewerage system as of this date. 2. Based on the preliminary sewer layout as shown on the referenced , this project would qualify for Participating sewer connection fee rates. 3. Add the development plan case number, D02-0027, to the title block of each sheet. This number should be shown larger or bolder than the cross reference numbers. 4. Sheets SP1.1, SP1.2, SP1.3 & SP1.4: The major drawing titles on each of these sheets indicate that they all show the southeast ¼ of the project. Revise as necessary. 5. Sheet SP1.1: Add the following General Note: ANY RELOCATION, MODIFICATION, ETC., OF THE EXISTING UTILITIES AND/OR PUBLIC IMPROVEMENTS REQUIRED BY THIS DEVELOPMENT WILL BE AT NO EXPENSE TO THE PUBLIC. 6. Sheet SP1.1: Add the following General Note: ANY WASTEWATER DISCHARGED INTO THE PUBLIC SANITARY SEWERAGE SYSTEM SHALL MEET THE REQUIREMENTS OF THE INDUSTRIAL WASTE ORDINANCE (PIMA COUNTY ORDINANCE NO. 1991-140, AS AMENDED). 7. Sheet SP1.1: Add the following General Note: THE TOTAL NUMBER OF EXISTING AND PROPOSED WASTEWATER FIXTURE UNITS IS . (with the blank appropriately filled in.) A revised Sewer Service Agreement may be required if the number of existing and proposed wastewater fixture units exceeds 144. 8. Sheet SP1.1: Add the following General Note: THE ON-SITE SEWERS ARE EXISTING AND PRIVATELY MAINTAINED AND OPERATED. 9. Sheets SP1.1, SP1.2, SP1.3 & SP1.4: Show the existing on-site private sewers, and how they connect to the adjacent public sewers. The public and private sewers must be shown using different linetypes, shown and described in the legend. Label each public and private sewer with its size, and plan number. 10. Sheet C1.0: Revise the leader line for the label that reads, "Existing 8" Private Sewer (PN G-350), so that it points to the sewer line. 11. Sheet C1.0: Have the sewer lines shown on this sheet been field verified? The configuration of the private sewer lines shown on Sheet C1.0 does not match that shown on the development plan prepared by Stantec in the year 2000, under plan number D00-0017 or on PCWWM’s Base Map 2. Please revise and/or advise as necessary. 12. Sheets SP1.1, SP1.2, SP1.3 & SP1.4: Show the House Connection Sewer lines for the existing and proposed buildings. Label each with its size and the letters, "HCS". 13. Will the Target utilize a private wastewater pumping station? If so, the plans should indicate this, and Pima County Codes Title 13.20.030.F, and Title 13.20.040 will apply. 14. If fixture unit credits for demolition and conversion will be sought per 13.20.040.F, please contact Ilene Deckart at 740-6544 and begin this process. 15. A resubmittal of bluelines showing the revisions is required. Additional comments may be forthcoming regarding the resubmittal. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is August 25, 2003. 2. The location map must be revised to meet the criteria detailed in DS DS 2-05.2.1.D 3. The original development plan case number (D00-0017) must be added back to each sheet of the development and landscape plans near the title block and to general note 5 on sheet SPT1.A. DS 2-05 4. Please dimension the width of all the pedestrian circulation systems around the proposed building to ensure compliance with minimum code standards.
