The subject submittal has been reviewed. We offer the following comments:

Drainage Statement:

Calculate the required erosion hazard setback from Blacklidge Wash.

Development Plan:

1. Clarify why General Note #7 is needed. Additionally, add a note which states that Blacklidge 100-year floodplain, as shown on FEMA FIRM 1643K, is contained on the north side and does not impact the subject project.
2. Show Blacklidge erosion hazard setback line as required by D.S. 2-05.2.4.I.
3. Show proposed grades as required by D.S. 2-05.2.4.H.4.
4. Provide the Rezoning File #______ where it was left blank on the plan. Additionally, clarify the note (existing MH-1) P, which is shown within the triangular shaped parcel.
5. Ft. Lowell existing right of way is shown from the Section line. Is the Section line also Ft. Lowell Road centerline?
6. Show the exact location of the "15' public sewer easement" shown within the western P.A.A.L.
7. It appears that the sight visibility triangles (SVT) are shown incorrectly. Refer to (Figure 16 - Sight Visibility Triangles) in D.S. 3-01 for the correct way to show the triangles. Additionally, dimension the SVT's.
8. Verify compliance with Rezoning Condition #11.

Landscape Plan:

Add a note, which addresses water harvesting as required by Rezoning Condition #11.

CODE SECTION/ DEVELOPMENT STANDARD

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is August 8, 2003.

2. Demonstrate compliance with rezoning condition number eight (8).

3. Handicap parking space sign required for each accessible parking space. The sign must meet the language requirements of the City of Tucson (T.C.C. 20-222). Provide sign detail and location.

Tucson Electric Power Company has reviewed and approved the Development Plan dated November 21, 2002. For the record, the recording information has been shown on the Development Plan, but the location of the easement has not been shown in its’ entirety. You have depicted only a rectangular area for the easement, although it should include the portion of the 10’ easement that covers the cable entering the property from Fort Lowell Road to the actual transformer. Please have the area bluestaked prior to work in the area. In the event existing facilities require relocation due to the project, costs will be borne by the developer.

Please submit a final set of plans including electrical load plans, to determine how TEP will serve this commercial development. If easements are required, they will be secured by separate instrument. Your final plans should be sent to:
