1a) CANOPY TREES ARE REQUIRED FOR THE VEHICULAR USE AREA PER LUC 3.7.2.3.A. PREVIOUS VERSIONS OF THE PLAN WERE IN COMPLIANCE BUT THE LATEST VERSION DOES NOT INCLUDE THE REQUIRED TREES.
1b) PLANTINGS PREVIOUSLY INDICATED ALONG THE EAST PROPERTY LINE DID NOT APPEAR IN THE LATEST SUBMITTAL. THESE PLANTING WERE VITAL TO APPROVAL OF THE PROJECT FOR COMPLIANCE WITH WASH ORDINANCE AND DS 10-01.0. REVISE THE PLANS AS NECESSARY.

2a) THE PLAN MUST INCLUDE DEMONSTRATION OF COMPLIANCE WITH THE STREET LANDSCAPE REQUIREMENTS ALONG SPEEDWAY BOULEVARD. THE LANDSCAPE BORDER IS BASED ON THE MS&R RIGHT OF WAY LINE AND MUST BE A MINIMUM OF TEN FEET IN WIDTH. DIMENSION THE REQUIRED BORDER; THE MEASUREMENT SHOULD BE FROM THE MS&R RIGHT OF WAY LINE ONTO THE SITE. TEMPORARY USE OF THE MS&R RIGHT OF WAY MAY BE ALLOWED PER LUC 2.8.3.5.F. IF APPLICABLE PROVIDE REQUIRED PLANS AND COVENANTS.

2b) PARKING IS SHOWN IN THE LANDSCAPE BORDER LOCATION BASED ON MS&R REQUIREMENTS. REVISE THE PLANS TO ELIMINATE THE CONFLICT. PER LUC TABLE 3.7.2-I THE PARKING SPACE MUST BE BUFFERED FROM THE STREET WITH THE 10' LANDSCAPE BORDER.


3) A NUMBER OF THE EXISTING PLANTINGS/TRANSPLANTS ARE NOT FROM THE CITY APPROVED DROUGHT TOLERANT PLANT LIST DS 9-06.0. THESE PLANTS MAY ONLY BE USED SUBJECT TO THE OASIS REQUIREMENTS OF LUC 3.7.2.2.C.3.
OASIS PLANTINGS MAY ONLY COMPRISE UP TO 5% OF THE STREET LANDSCAPE BORDER AREA. REVISE THE PLANS AS NECESSARY AND PROVIDE CALCULATIONS PER DS 2-07.2.2.A.2

4a) A MINIMUM 30 INCH HIGH SCREEN IS REQUIRED ALONG THE DEVELOPMENT SIDE OF THE LANDSCAPE BORDER BETWEEN THE VEHICULAR USE AND OTHER USES AND THE LANDSCAPE BORDER. THE BUILDING MAY SERVE AS THE REQUIRED SCREEN FOR A PORTION OF THE FRONTAGE IF NO OTHER USES ARE LOCATED BETWEEN THE LANDSCAPE IMPROVEMENTS AND THE AREA IS LANDSCAPED TO PROVIDE 50% VEGETATIVE COVERAGE. REVISE THE PLAN TO PROVIDE THE REQUIRED SCREENING. LUC 3.7.3
SCREENS MAY ONLY BE LOCATED WITHIN THE LANDSCAPE BORDER AS ALLOWED UNDER LUC 3.7.3.2.C.1. IDENTIFY ALL SCREENING ELEMENTS ON THE PLANS.

4b) PLANTINGS CURRENTLY PROPOSED ARE NOT FROM THE APPROVED LIST AND/OR WOULD NOT PROVIDE THE MINIMUM REQUIRED SCREENING AS DESCRIBED IN DS 2-06.3.5.A. REVISE THE PLANS AS NECESSARY TO COMPLY.

5) CITY ENGINEER APPROVAL IS REQUIRED TO LOCATE A PORTION OF THE REQUIRED LANDSCAPE BORDER ALONG FIRST STREET WITHIN THE RIGHT OF WAY AREA. PROVIDE VERIFICATION OF THE REQUIRED APPROVAL IF GRANTED.

Resubmittal of the landscape and development plans is required.
