TEP is unable to approve the plans at this time. There are existing electrical facilities within the area of this project that will require relocation or plan changes prior to approval. Enclosed is a copy of a TEP facility map and the Development Plan showing the approximate location of the existing facilities. As you will note, there are overhead poles in conflict, specifically Nos. 274 and 300. Pole No. 274 is a conversion bank, and will be an expensive and difficult relocation. The developer will be responsible to pay all costs associated with the relocation. These matters should be discussed and resolved between the customer and Marcus Hayes, TEP’s Area Designer, prior to the Development Plan approval. Mr. Hayes can be reached at 770-7505. The following comments are offered for your use: 1. There is currently capacity in the existing downstream sewerage system for this development. This response is not to be construed as a commitment for conveyance capacity allocation, but rather an analysis of the existing sewerage system as of this date. 2. Based on our evaluation, this project would qualify for Participating sewer connection rates. 3. Add the Development Plan case number, D02-019, to each sheet. 4. Based on the number of wastewater fixture units proposed for this project, a Sewer Service Agreement will not be required. 5. Delete General Note #10. 6. We will require a Revised Development Plan. The site design appears that it could accommodate such a design modification for vehicular and pedestrian connectivity through the north and west walls of the adjacent commercial development to the southeast. Please indicate in General Notes and/or on development plan compliance with this rezoning condition. Where a fence or wall incorporates offsets or similar design features, a screen may extend a maximum of three (3) feet into the street landscape border." Revise the plans to limit the wall encroachment in to the street landscape borders to the extent allowed by the LUC. The transformer proposed along the Haskell Drive landscape buffer may not be located within the required landscape area. The transformer is also subject to the screening requirements of LUC Table 3.7.2-I. |
