Development Plan: The Grading plan was reviewed for Development Plan purposes only. A separate Grading permit and submittal is required. The cross slope in Section A is called out as 0.0% and does not match the cross slope of Section B is the correct? Provide a concrete header at the curb returns at Volzack Lane. Add date of HR to Drainage note no. 3. A DSMR cannot be granted to change a condition of rezoning. Mayor and Council approval is required. Change Drainage note no. 9 on sht. 1 to read grading shall conform to the latest edition of 2000 IBC. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14. Show the limits of the 100-year floodplain and water surface elevation on sht 2 per D.S. 2-02.2.1.15. Please provide Drainage patterns and finished grades on sht. 2 per D.S. 2-02.2.1.16. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. Show all fences, walls, or vegetation for screening and sight visibility by type, material, height, location and spacing per D.S. 2-02.2.1.27. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. The maximum distance a service vehicle can back up is fifty feet. Please address. Please provide adjacent property grades for review in accordance with in 2000 IBC section 13 concerning fills. A private improvement agreement may be necessary for work performed within the Right-of-way. Contact Department of transportation at (520) 791-4249 for information. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable. Where does the P.A.A.L. drain? Show the depressed curb/splash pad where the storm water exits and drains into the retention basin. The portion of the Wrightstown Wash that is on site is designated as a Xeroriparian-Intermediate habitat. A mitigation plan is required to demonstrate compliance. Please show the proposed roof drainage patterns and 100% of the 10-year flow must be conveyed under the sidewalks. The DMSR request for the elimination of the sidewalk does not eliminate the requirement of pedestrian access along the Wrightstown Wash crossing. Please provide supporting calculations to demonstrate compliance with D.S 3-01.4.4. A floodplain use permit is required. Add note regarding maximizing landscaped areas 6” for water harvesting. Please include two cross-sections perpendicular to each other on the basin. Add note to general notes addressing the retention basin maintenance. Where does the P.A.A.L. drain? Please show drainage arrows and outlet to the retention basin. Hydrology Report: Please include a HEC-RAS analysis of Wrightstown Wash Pre and Post-development. The HR mentions that a HEC-RAS was run but it is not included in the report. Please explain. Add statement in HR addressing the retention basing maintenance. Add annual maintenance check list for Retention/Detention Basin. Provide a current copy of the FIRM panel, the panel in the HR does not include the wash to the west. Grading Plan: The Grading plan was reviewed for Development Plan purposes only and may be subject to additional comments. A separate Grading permit and submittal is required. Is grading note no. 4 call-out in the wrong place? Call out sidewalk at west entrance per note 12 of the grading plan. Note no. 13 is unclear. Please indicate on the plans where the transitions begin, the length and the COT detail no.
