1. Revise the math in the parking calculation to reflect the actual gross floor area including the proposed expansion. Based on the drawing the calculation should read 8,064 S.F ¸ 500 S.F. = 16 parking spaces required and provided.

2. The new proposed location of the 12' x 55' loading zone does not allow trucks to maneuver into and out of the space. Revise location of loading zone.

3. Between any PAAL and building a 5-foot pedestrian refuge, including a 4-foot sidewalk must be maintained. With the new proposed location of the single parking space adjacent to the loading zone, the access drive to this space is considered a PAAL. The pedestrian refuge area must be physically separated from the PAAL by means of concrete curbing, barriers, railings, bollards or other means. Revise plan to show the pedestrian refuge and sidewalk along the west side of the building.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


Add the following two General Notes

THE LANDSCAPING WITHIN ALL PUBLIC SEWER EASEMENTS SHOWN HEREON SHALL BE IN ACCORDANCE WITH THE PLANTING GUIDELINES OF PC/COT STANDARD DETAIL WWM A-4.

NO PERMANENT STRUCTURES (I.E., MASONRY WALLS, FENCES, ETC.) MAY BE CONSTRUCTED ON OR THROUGH THE PUBLIC SEWER EASEMENTS SHOWN HEREON WITHOUT SEPARATE WRITTEN CONSENT OF THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT.

There is a label indicating a 33-foot RCP sewer within a sewer easement. Show the sewer easement boundaries and clearly point them out. Additionally, revise the diameter of the 33-foot RCP sewer to reflect the proper material and pipe diameter.

A 10-foot wide sewer easement is shown point only to one of the two boundaries. Please revise your layout and clearly show the easement limits and its proper location.

Parking is being proposed on top of an existing public manhole. Delete all parking spaces within a 12-foot radius of existing manhole 9911-03A.

We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 3rd submittal. A check for the review fee of this submittal in the amount of $39.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.
