D00-0057 Tucson Electric Power Company (TEP) has reviewed the plans submitted for review May 13, 2005. TEP is unable to approve the plans at this time. There are existing electrical facilities within the boundaries of this project. In order for TEP to approve the plans, depict the underground primary cable and easement recording information. Enclosed is a copy of a TEP facility map and the development plan showing the approximate location of the existing facilities. The underground primary cable located between transformer (GIC-13) and junction cabinet (GIC-12) should be located. The cable may be in conflict with the new additions. All cost associated with the relocation of the facilities in conflict will be billable to the developer. Please resubmit two revised bluelines to the City of Tucson for TEP's review. Engineering has reviewed the received items and does not recommend approval of the Development Plan. RESUBMITTAL REQUIRED: Development Plan DEVELOPMENT PLAN The next submittal must address the following items: 1. All lettering and dimensions shall be the equivalent of twelve (0.12") point or greater in size. The purpose of this requirement is to assure that all lettering is legible when reviewed and will maintain that legibility when reproduced and photographically reduced (microfilmed) for record-keeping purposes. Revise the detatils, legend information and the location map (streets) to 12 point. DS 2-05.2.C. 2. The legend shows drainage arrows, however drainage arrows are not depicted on the Development Plan. Show the existing direction of drainage with the drainage symbol used in the legend. DS 2-05.2.1.J., DS 2-05.2.4.H.2. 3. Include the Development Plan number in the lower right hand corner, next to the title block. DS 2-05.2.1.K. 4. Add the two following General Street and Road Notes: List the following note if applicable: "All new public roads within and adjacent to this project will be constructed in accordance with approved plans. Development Plan – 1st Submittal D00-0057 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. This project will be tributary to the Roger Road Wastewater Treatment Facility via the Santa Cruz East Interceptor. Per PCWWM Planning Services, there is currently treatment and conveyance system capacity in the existing downstream sewerage system for this development. Flow from this proposed project would not cause any flow or effluent quality limits to be exceeded. This response is not to be construed as a commitment for treatment or conveyance capacity allocation, but rather an analysis of the existing sewerage system as of this date. Based on the evaluation of project C12-91-1, this project would qualify for Non-Participating sewer connection fee rates. Add the project number, D05-0057, to the title block. This number should be shown larger or bolder than any cross-reference numbers. Delete General Note 8 as it is a duplicate of General Note 5. Add the following General Note MAINTENANCE AND OPERATION OF THE PRIVATE SANITARY SEWER TO ITS POINT OF CONNECTION TO THE PUBLIC SEWER IS THE RESPONSIBILITY OF THE PROPERTY OWNER. Show all the public sewer easements, along with their respective recording information and clearly show their boundaries.
