The above referenced case is a request to change an annexation condition of the Original Zoning Ordinance 7025 which limits the I-1 ® portions to a height of 39-feet and prohibits the land uses as outlined in Attachment B of the Annexation Ordinance. The property site is located at the northwest corner of Alvernon Way and Corona Road, and was part of the I-1 ® designation in the Original Zoning Ordinance. The applicant is requesting a change to allow a maximum height of 55-feet for a proposed warehouse/distribution projects that will include a 800,000 square foot building.

The surrounding zones and land uses are the following; north is City of Tucson I-1; west is City of Tucson I-1; east is Pima County CR-4, Mixed Dwelling Residential; and to the south is Pima County CI-1.

At the time of original annexation City zoning code allowed a maximum height of 140-feet for the I-1, Industrial Zone. However when the City Land Use Code was revised in the 1990's the maximum height for the I-1 zone was changed to 75-feet. The Applicant's request is considered a minor change and appropriate for the I-1 Zone.

Plan Tucson Future Growth Scenario Map calls identifies this area as an Industrial Area on its Future Growth Scenario Map. Industrial areas are strategically located form efficient handling of intermodal freight movements. These areas support national and international freight movement through Tucson by connecting existing major regional commerce transportation routes, including railway, major highways, and the airports.

The proposed change of annexation condition to increase the restricted height limit from 39-feet to 55-feet in the I-1 zone is consistent with plan policy direction.
