The proposed zoning translation of the area of annexation near "Valencia Reserve" has been reviewed by the Signs Division at PDSD. There are two existing signs for the subdivision (one on Atherton and one on Alvernon Point street entrances). The City of Tucson has similar signage criteria for the existing Valencia Reserve signs, and the existing signs may either meet code or be nonconforming for certain aspects (sign area, setback, height). The Signs Division has no concerns regarding the proposed zoning for the annexed area.

Items of importance to be noted at this time:

1. Minimum lot size for a single family residence in the R-2 Zone is 5,000 Sq. Ft., multiply lots in the existing subdivision do not meet the minimum lot size.

2. Interior lot perimeter yard setbacks in the R-2 zone - 6'-0" or 2/3 the height of the exterior wall, whichever is greatest. Throughout the subdivision the interior perimeter yard setbacks are not met.

3. Allowed height in the CR-4 is 34', R-2 allows 25'.
