1. UDC:
A) The overall site is zoned “PAD-43”, known as the Prince-10 Planned Area Development. The sign types, number and locations as shown in the plans are generally permitted within the areas of the PAD sought. It is further acknowledged the PAD developer is seeking the signs, thus the PAD approval is noted. The following comments should be addressed on the plan set for the permit record.

B) freestanding signs A, C and E appear to meet code, thank you.

C) Freestanding Sign B (4’ tall letters on a concrete platform) appears to be approx. 118 square feet in sign area, which exceeds sign area options for a freestanding sign category. There are several options available to work within to proceed, depending on design aspects to consider: perhaps separate the sign lettering into two signs to place adjacent to one another (no part exceeding 72 and 50 respectively); or modify for total sign area to 72 sqft altogether and meet min 30 foot setbacks; or ID as freeway sign size; or apply for a master sign program for increased sign area on a freestanding sign.

D) call out sign area for Sign D (appears meant to be 30 sqft)

E) For clarity where these signs are being installed in the overall development, add their general location to the project overview map (final sheet).

F) for clarity where each specific sign is to be installed (i.e. Sign A, B and so on), ID their position on the detailed location site maps within the package. (I see sign structures, setbacks, etc. – I can’t tell which sign is where to check setbacks.)

G) Permit application was scanned so that the far right valuation column cut off, please re-scan.

H) Once sign area is checked and adjusted for sign B, check permit application to match, please.

2) IBC:
A) please check sign mounting descriptions in package, ( i.e. “flush mount” to existing wall may not apply to signs B and D…) Or –so signs B & D have a backer unclear on the elevation view?

B) Attachment details for raised letter sign need clarity. Is each letter shop welded to a brace arm to support behind each letter – or - is one brace at each end of sign letter backs connecting down to a bottom plate running under letters? (A labeled top view may be helpful in this case.) Reference to a plate is noted – but unclear on plate purpose (behind letter) and accurate location on the diagram. How are letters posted into the concrete bases? (i.e. are the “brackets” tapcon embedments? (please label well)

3) General:
A) each individual lettered sign should have metal letters bullnosed on the edges for safety purposes. Add a note, please.
