1. The applicable sign district is the Historic District, and the local historic district is West University. The building is listed as a contributing building on the National Register of Historic Places. As such, signage shall be reviewed by the historic minor review process once the package is ready to proceed. (This is an online meeting with historic commissioners, staff, and the contractor.)

2. Staff acknowledges this location has been used prior as an office, which is not conforming to the underlying residential zoning (R-2). This review is based on the allowances in the HR-2 zone.

3. Maximum sign area of any sign in the HR-2 zone is 8 square feet, with a maximum of one building sign per street front. Portable signs are also permitted.

4. The proposal shows two signs, both of which will require historic review to proceed:

A) a non-illuminated individual letter sign on the north elevation, approximately 20 square feet in area. The sign is comprised of individual, black metal letters with stud mounts on each letter going into the wall.
B) A detached "portable" type sign is shown in the photographs for the new sign package and is given a courtesy review here for referral to the historic review process overall.

5. Review comments to address:
A) Wall signage – please reduce the size of the wall sign to 8 square feet and alter the mounting method to reduce penetrations to the building (i.e. backer panel to mount letters to)
OR
B) The client may choose to request a Singular Sign Design Option to increase the sign area within the HR-2 zone from 8 square feet to 20 square feet. Should the client request this sign area increase, the first steps will be:
• alter mounting for least number of penetrations to the building and resubmit plans
• go through the historic review process first for their advisement
• submit SDRC applications to staff for design professional to review sign area sought
C) Provide height, setback, sign area and materials for the portable sign (i.e. provide max 4’ tall, 4 square feet area, metal panel and frame, and 10’ setback from curb and on the property)

Please let staff know which options the client desires pertaining to wall sign area.

Either option on sign area may proceed – AFTER the mounting method has been updated and plans then are resubmitted for historic review.

Staff will assist with opening a historic review case and scheduling of the historic minor review session as quickly as possible.
