1. UDC comments:
A. Show the scenic buffer on the site, measured 30' deep from the River Road property line into the site.
B. The sign is only 4' tall from the grade at the base of the sign and the sign is to be 40' from the curb. Note on the plan the minimum scenic buffer setback from the River Road property line to the sign must be 1.5 feet for a 4 foot tall sign. (UDC 7A.11.3.)
C. The sign off River must have a minimum of 18" setback from the face of the curb of the driveway access. Dimension that as well to ensure that high profile vehicles (such as fire trucks) coming into the site will not hit the sign.
D. Per google street view - there's a metal sign along the sidewalk close to the corner building is not directly legible from River Road and is clearly meant for on site pedestrians. Label that sign location on the plan and note it is an "interior site sign". (The entire site includes this corner building, in case the sign is on that lot. An interior site sign does not count toward allowed sign area nor sign types.)
E. The detached sign "C" that is shown on the west side of the site is positioned off an interior driveway, not a local street as of this date. Therefore, it is an interior site sign. Note as such on the plan. Interior site signs do not count toward allowed sign area nor sign types.
F. For the sign off the west drive, dimension the distance from face of curb to the sign structure to ensure 18" clear from the interior driveway edge for passage of high profile vehicles.
G. Note removal of any existing detached signs that are not seen on google street view, as applicable.

IBC:
A. Please add a simple note to the sign elevation view that these signs are non-illuminated.

General: This package has just two new signs proposed. Sign "A" is off River, a double-faced monument sign. Sign B is off the west drive. Update the sign application and the plans and resubmit with the property line setback and driveway setbacks and interior site sign labels as needed, all added to the plan.

The Sign Code changed in 2018 to become the Sign Standards under the UDC, and new elements were adopted into this code change that have altered the course of project conversation since we last spoke.
