01/06/2023 | Signs | REQUIRES RESUBMIT | RE: wall and monument sign review For: Water Walk Hotel AT: 880 E Tucson Marketplace Bl / PAD-15 Permit: TS-PRM-1222-00085 Reviewer: H. Thrall ( Heather.Thrall@tucsonaz.gov) Date: 1/6/23 Codes: Unified Development Code (7A) Sign Standards, National Electrical Code (NEC) 600, Tucson- Pima County Outdoor Lighting Code (OLC), International Building Code (IBC) 2018 Status: Wall sign area proposed is allowed per code. Within 250 of freeway the sign area is 4 to 1 ratio. The monument sign use off the driveway requires approval from the PAD-15 architectural review board and developer. Contact Bourn Companies, Rob East, for assistance to proceed with this proposal, please. The following needs to be addressed on the plans for the permit record: 1. UDC A) the site plan provided is not an accurate representation of the property in relationship to actual street frontages. To help you, please use development package sheet 5 of DP20-0039 found on our PRO website: https://pro.tucsonaz.gov/activity_search/ use the frontage along the south lot line for sign area calculation purposes. B) gain permission for all signage sought from PAD-15 architectural review board and provide letter from them, and from Bourn Co that the signage proposed is allowed per their development requirements. (Which are separate / in addition to city code.) C) regarding the monument sign: the sign area is measured incorrectly, just measure the cabinet - top gray edge to bottom orange edge - should be within 50 sqft no issue, just update your dimension lines 2. NEC / OLC: on each sheet for every wall sign and the monument sign, add these notes: A) adjust all signs to have no greater than 4400k LED light packs - as the plans show 7500k, and OLC limits to 4400k. B) add note: all signs shall have UL, manufacturer and installer stickers on them C) add note: dedicated sign circuits shall be labeled at breaker panel D) add note: hotel is 24 hour use and timers for signs are provided per code, but signs may remain on unless the establishment is not operating E) small sign by door - clarify if backer to that cabinet is clear to allow halo effect illumination as well as the front lit style 3. IBC: A) add notes to each wall sign sheet to see engineering for mounting B) each wall sign (except by door) needs a special inspection for mounting. Please have the engineer fill out special inspection form and return with plan set: (Heather will email this to contractor, as our website is getting an update) C) clarify how the lettering is mounted to the raceway - add notes about size and number of screws etc and check your engineering to match or to be updated D) clarify the mounts for the small illuminated wall sign by the door and clarify the posts to use for raising it away from the wall E) regarding the monument sign: add notes on the elevation sheet that indicate where the attachments are to the support pole and the size number of bolts /saddle used F) regarding the monument sign: add notes that no field welding will be done without prior authorization of the city and special inspection review by engineer via form reviewed by the city G) regarding the monument sign: just add a note clarifying what the white surface is made of under the cabinet that rests upon the concrete base. Assume it is a metal skirt, but clarify in a note please.
