1) Site plan does not properly show sight visibility triangles, per the requirements of Section 10-01.5.0 of the Uniform Development code. Sight visibility triangles must be properly identified for near side and far side approaches to the entry ways off of Kolb Rd and off 22nd st. The sight visibility triangle must also be calculated per the intersection requirements for the sign N7 that is going in at the intersection of Kolb and 22nd St.
2) Setback must be shown on the site plan from the leading edge of the sign to the face of adjacent street curb for all freestanding signs. For sign N5, that would be from the leading edge of the sign to the face of curb on Kolb Rd. For sign N7, the leading left edge of the sign to the face of curb off of Kolb Rd and the leading right edge of the sign to the face of curb off of 22nd st. Monument signs must be have a minimum set back of 20’. This sign qualifies as a low-profile sign, which is allowed a smaller setback of 2 x the height of the sign. If you wish to have it considered as a low-profile sign, please relabel the sign as low-profile instead of monument.
3) There are two different call outs on attachment methods (wood screws in to wood framing and hex head lag bolts & washers in stucco or dryvit over plywood substrate). Please clarify what materials the wall is being constructed of (i.e. wood frame with plywood and stucco finish, hollow concrete, masonry brick, etc…). List appropriate attachment method for wall construction.
