Sign Review TS-PRM-1125-00456 8825 E. Tanque Verde Rd. Plan review for the above referenced structure has been completed by Tami Goltz. This letter reflects comments to be addressed. Additional comments may be provided in subsequent reviews. Code reference: Unified Development Code, Article 7A: Sign Standards, adopted Outdoor Lighting Code, adopted Building Code. Please feel free to reach out with any questions you may have. Tami.Goltz@tucsonaz.gov or 520-837-5049.
1. Sign area is calculated per section 7A.6.1, “ A.   Single Face 1.   The entire area within a single continuous perimeter composed of squares or rectangles that enclose the extreme limits of the advertising message, announcement, declaration, demonstration, display, illustration, insignia, surface, or space of a similar nature, together with any frame or other material, color, or condition that forms an integral part of the display and is used to differentiate such sign from the wall against which it is placed, excluding the necessary supports or uprights on which such sign is placed. In cases where non-useable space is within the measurement rectangle and the non-useable space is greater than fifty-percent of the area of the useable sign area, the measurement rectangles may enclose the useable sign area only. 2.    Individual Letters  Where a sign consists only of individual letters, numerals, symbols or other similar components and is painted on or attached flat against the wall of a building, and where such individual components are without integrated background definition and are not within a circumscribed frame area, the total area of the sign shall be the area of the square or rectangle that circumscribes the entire message.” Specifically, Signs B on all elevation are calculated incorrectly and should be a single box that encompasses all letters/logo images without excluding the non-usable space. Directional signage is not counted against allowed square footage. There are 13 signs listed in the drawings that count against total square footage that add up to 256.1 sq ft (Wall signs, fence signs and individual components of the freestanding sign). This is still well above the allowed square footage of 162.5 sq ft. Reduce the square footage of the signage to meet the requirements of the scenic corridor in section 7A.11.3 of the sign code or apply for a Master Sign Plan.
2. All dimensions must be in feet.decimal format, not feet and/or inches. For instance, 4’5” = 4.42’
3. The site plan is missing sight visibility triangles and setbacks of freestanding signs from the face of curb or leading edge of ROW if no curb exists. Please read section 10-01.5.1 of the Uniform Development code and 10-01.5.1 of the Technical Standards Manual for direction on how to show the Sight Visibility Triangles on the site plan.
4. Contractor of Record’s name and contact information must be listed on all pages of the drawings and site plan.
5. Sign A is still missing the sealed engineering and the location of the electrical disconnect switch.
