Plan review for the above referenced structure has been completed by Tami Goltz. This letter reflects comments to be addressed. Additional comments may be provided in subsequent reviews. This site is in a Scenic Corridor and is restricted to 1.25 sq ft per lf of frontage and are limited to a maximum of 250 sq ft per Section 7A.11.3 of the Uniform Development Code. The application lists the frontage as 130 lf, which would allow for 162.5 sq ft of sign area. The proposed signage is 226.38 sq ft of sign area, which is 64.3 sq ft more than what is allowed. Please reduce the amount of signage to meet allowances. 2. The site plan Sight Visibility Triangles are not drawn correctly. They should be positioned on either side of the entryway. The far side SVT (shown in green on the site plan) is spanning over the driveway. It should be positioned on the side of the driveway opposite the near side SVT (shown in red on the site plan). Please review Section 10-01.5.1 of the UDC for more information and clarification. |
