sign district: Scenic District for signs
permit: TS-PRM-0724-00322

Date: 8/1/24

Codes: Unified Development Code, (UDC 7A sign Standards), National Electrical Code (NEC 600), Tucson-Pima County Outdoor Lighting Code (OLC), and International Building Code (IBC 2018).

1. UDC:
A) Tanque Verde Road is a Scenic Route per the City of Tucson Major Streets and Routes map. As such, the applicable sign district is the Scenic Corridor Sign District (UDC 7A 11.3.)
B) Wall signage is calculated at a ratio of 1.25 square feet of sign area for each 1 linear foot of building wall length, inclusive of the backer panel framing the letters. For an elevation length of 85 feet, the maximum sign area is 106.25 and 130 is shown, exceeding allowance. Revise to proceed.
C) Maximum cumulative wall sign area is 250 square feet. Upon revision of item B, provide cumulative total for permit record, thank you.
2) UDC: freestanding sign:
A) The proposal shows removal of a nonconforming freestanding sign cabinet and replacement with a new sign cabinet at larger size. New signage is subject to the scenic district criteria of UDC 7A.11.3.
B) (UDC 7A.11.3.e.3.) Sign area for the existing freestanding sign shown in package is nonconforming for this parcel, and the proposed sign area increase on the new cabinet (a new sign) exceeds current criteria for a freestanding sign in the scenic district when within the scenic buffer. Monument signs in scenic district are limited to 35 square feet in area when located in the scenic buffer. The scenic buffer starts at the property line and extends 30’ deep into the site all along Tanque Verde Road. Reduce cabinet size to 35 square feet to proceed with a new cabinet, or a change of copy may be done on the existing nonconforming cabinet.
B) If proceeding with a new cabinet, shall be reviewed as a new sign – for setback in scenic buffer and height as well. Please show the freestanding sign location with a plan using property lines, calling scenic buffer, any easements – etc. (See UDC 7A.11.3.e. for assistance with monument sign criteria in the scenic district)
C) Adjust sign area and location accordingly or apply for a Singular Sign Design Option for location and sign area.
D) detached signs - acknowledged this design has an alum face on the cabinet with. For future sign work, make a note that “light shall emit solely through the letters and logo” (cabinet and structure may not emit lighting)
E) Note, if the existing nonconforming sign is kept, a change of copy may be done to the existing cabinet. That new panel would need to have light only through the text / logo, but other embellishments may be added to the sign base.

2) NEC:
A) monument sign – standard electrical notes are missing, i.e. volts, amps, circuit – timer, UL stickers, shut off switch …. Etc. provide
B) add note that use of existing power to monument planned for any replacement cabinet

3) OLC:
A) all new signs shall shut off at midnight curfew, provide timer and notation.

4) IBC:
A) concur that use of existing pole is possible with the replacement cabinet, if continuing forward with that plan, providing field check confirms quality condition for the support. No high strength bolts in saddle / plate unless special inspector is used (requires form / review), please.
B) add note for mounting of red backer panel on wall sign… seems lettering mount is only provided info on sheet, thank you

Please update the package and resubmit on the portal. Please email me so I may pull the revised plans for faster turn around review time. Heather.Thrall@tucsonaz.gov
