07/02/2024 | Signs | REQUIRES RESUBMIT | RE: signage review For: McDonald's - site re-development (demo existing / new site work - drive thru / buldg) AT: 6105 E Broadway Permit: TS-PRM-0624-00263 Date: 7/2/24 Reviewer: H. Thrall (Heather.Thrall@tucsonaz.gov) Codes: Unified Development Code (UDC, 7A, sign standards), National Electrical Code (NEC 600), Tucson-Pima County Outdoor Lighting Code (OLC), International Building Code (IBC) 2018: 1. UDC: A) This location is undergoing complete renovation plans, with a building demolition, new development package and new building plan all in for review. Until these plans are approved, the sign permit cannot be completely reviewed and issued. B) Please know that there is a nonconforming pole sign at this property. To maintain this sign as it is for the McDonald's rebuild, all utilities at this site must stay active and all permits pertaining to this site need to stay active (i.e. no expirations on applications or plans) and all inspections completed. The nonconforming pole sign cannot be altered and must be photographed and included in the plan set with notations that it is to remain. This sign also counts towards allowed sign area for the restaurant, and also counts towards the total number of freestanding signs for this shopping center as the larger, overall premise. C) As courtesy, a precursory review was done of the proposed signage. Please know that the proposed sign types (wall signs and drive thru order stations) and sign area will be within code allowances (lot line frontage x 3 for total sign area allowed, excluding drive thru signs). D) Provide all drive thru signs and directional signs in this package - and provide engineered footers and supports for the larger menu boards, and any clearance bars and order station protection canopies. E) add the following notes on the development package sheet for the location of the menu boards and drive thru signs, and directional signs "provide 1 foot setback from face of drive thru curb to all detached sign structures, 2 foot from any driveways, 18 inches from adjacent parking spaces, and 5 feet from any fire hydrants" 2) NEC / OLC / IBC: A) these elements will be reviewed in further detail once the building plan set and development package are approved and engineered plans are submitted for the sign structures. B) Please reach out to the manufacturer of the digital order stations and have them provide a document that states the menu stations are both FCC compliant and capable of dimming to 200 Nits at sunrise to midnight curfew (or overnight if the store is open 24 hours) This document will be needed for permit issuance. (FCC compliance required for remote operated units, to ensure safe operations of small cell wireless.) C) Check all your wall signs and ensure the proper mounting details and sufficient mounts are provided in the plan set.
