04/18/2025 Design Review Standard APPROVED The Design Professional has indicated Projecting Sign is okay in relation to the approved IID Design Package. It is the same projecting sign that was approved in the IID Design Package. It was approved because the proposed sign is vitally essential in identifying where the front entry to the apartment building is located as it will be seen by pedestrians approaching from the North or from the South down that narrow pathway along the westside of the building to the front entrance.
However, the Design Professional has also indicated that, per Section 7A.11.2.D.6.a, projecting signs are allowed only for commercial uses. This project has a multi-family use which is not allowed; therefore, an SDRC Review is required. Please coordinate with Signs staff (Georgia.Pennington@tucsonaz.gov) to complete the review with the the SDRC. PDF file of the Design Professional's review is available in TDC online. Thank you.
04/24/2025 Commercial Building Standard REQUIRES RESUBMIT Please submit your revised documents and provide a letter with a written response letter addressing each of the comments indicating how the Review comments were resolved. Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received.

1. This is a commercial project, requiring all documents to be prepared, sealed, signed, and dated by a registered design professional. Provide complete electrical plans, design, and calculations, sealed by an Arizona Registrant. 04/07/2025 Signs Standard REQUIRES RESUBMIT The property is located within the Pedestrian Business District Downtown and is subject to UDC Section 7A.11.2.
1. The two wall signs meet the criteria and are in compliance, thank you.
2. The projecting sign is not in compliance with the following:
a. Projecting signs are allowed only for commercial uses. This project has
a multi-family use which is not allowed.
b. The proposed projecting sign at 38 sq ft exceeds the maximum area of 20 sq ft
permitted.
c. The proposed projecting sign shows a height of 22.2 ft from grade to the top of
the sign. This exceeds the maximum height of 20 feet permitted.
A Singular Sign Design Option (SSDO) approval is required for the projecting sign.
