Thrall (Heather.Thrall@tucsonaz.gov) Date: 3/4/24 (1st review) 6/24/24 (2nd review) Codes: Unified Development Code, (UDC 7A sign Standards), National Electrical Code (NEC 600), Tucson-Pima County Outdoor Lighting Code (OLC), and International Building Code (IBC 2018). 1) Mission Road is a Scenic Route per the City of Tucson Major Streets and Routes map. As such, the applicable sign district is the Scenic Corridor Sign District (UDC 7A 11.3.) No comments regarding wall signage nor directional signage, thank you. The following comments are specifically for the modifications made to the freestanding sign from the prior review cycle. The proposal shows removal of a nonconforming freestanding sign and replacement with a new sign. New signage is subject to the scenic district criteria of UDC 7A.11.3. 2) (UDC 7A.11.3.e.3.) Sign area shown in package is still at the pole sized sign category from prior review cycle, at 66 square feet in area. Needs reduction in sign area. Monument signs in scenic district are limited to 35 square feet in area when located in the scenic buffer and 50 square feet when outside the buffer. The scenic buffer starts at the property line and extends 30’ deep into the site all along Mission Road. If in buffer, reduce to 35 square feet. If located along Ajo Way, reduce to 50 square feet if located outside the buffer. A) show the freestanding sign location with a plan using property lines, calling scenic buffer, any easements – etc. You may benefit by utilizing a copy of the development package (still in review for site updates in the parking area) to show the sign location. TD-DEV-0324-00088 B) Adjust sign area and location accordingly or apply for a Singular Sign Design Option for location and sign area. C) Setbacks - for the freestanding sign location, provide plan showing the setback from street curbs and also from property line for the scenic buffer (sign should be 7.5' from scenic buffer / property line) Please show any easements and sight visibility triangles. D) detached signs –acknowledged this design has an alum face on the cabinet with. For future sign work, make a note that “light shall emit solely through the letters and logo” (cabinet and structure may not emit lighting) E) Note, if the existing nonconforming sign is kept, a change of copy may be done to the existing cabinet. That new panel would need to have light only through the text / logo, but other embellishments may be added to the sign base. 2) NEC: no comments, thank you 3) OLC: No comments, thank you 4) IBC: A) I thank you for the engineering for the freestanding sign. I saw that it was over engineered, thank you. It was not officially reviewed this round due to the review comments, but can be reviewed quickly on a resubmittal. 5) FYI - The development package and the building plan for the parking and landscape wall work, as site improvements, are still in review for this location. The site work proposed is minor in scope and will not affect the signage, thus – a sign permit can be issued prior to the development package and building permit approval under these circumstances.
