However the proposed flows appear to be existing flows from the parcel to the south of the development that are being concentrated and diverted along north boundary of the parcel to the south which are being directed onto the parcel to the west of the development site. Parcel to the west of the development site has existing structures that would have concentrated flows, which is considered an adverse impact. It is unclear how interceptor channel (not shown?) is accommodated for this development to not cause adverse impact to ROW and private properties adjacent to development. 2) Delineate and label flow depths on drainage report exhibit PDF pg 96. WSEL's on PDF pg 42 of drainage report do not correlate to existing topography shown on the planview. The existing and post development 100-year WSEL's need to be added to a planview for existing and proposed conditions along property and ROW. 3) Reverify proposed FFE's for project as there are discrepancies in WSEL & contour lines (see comment above). Changes to grading / fill may impact outlet design onto ROW. |
