COMMENTS:
1. Comment: The proposed development must comply with the City of Tucson Unified Development Code (UDC) Administrative Manual Chapter 2-06 – Development Package and Tentative Plat, and 2-07, Final Plat. Building permits can be submitted and reviewed concurrently with the development package but the building plans cannot be approved until the development package is approved and the building plans are reviewed for consistency.

2. Comment: Condominium is allowed use in the R-3 zone with UDC use specific standards 4.9.7.B.6

3. Comment: Ensure compliance with Unified Development Code Article 8.4.2 Residential and Non-Residential Condominium and Condominium Conversion Plat.

Purpose:

Applicability:

A proposed condominium project or condominium conversion that meets the definition of a subdivision , as defined in Section 11.4.20, shall be submitted to the PDSD for review and decision as provided below.

Application, Review, Decision, and Recordation:

- Under Arizona Revised Statutes, A.R.S. § 9-463.02(A), a subdivision plat is required when a condominium or similar project contains four or more parcels.

- A tentative and final plat is required; however, the approved site plan for the existing structure/development may serve as the tentative plat if approved by the Director.

- Tentative plats of a proposed condominium are prepared, reviewed, and considered for approval in accordance with Section 8.4.4, Tentative Plat.

- Final plats of the proposed condominium or condominium conversion n are prepared, reviewed, and considered for approval in accordance with Section 8.4.5, Final Plat.

- A final plat may be submitted concurrent with the tentative plat in accordance with Section 3.2.3.B, Sequential or Concurrent Review Procedure.

- After approval by the Mayor and Council, the final condominium or condominium conversion plat must be recorded with the Office of the Pima County Recorder.

TW New Area Development * REVIEW COMPLETED Based on the information provided, Tucson Water has no objections to, or comments on the proposed development.
Potentially serving this project is a 12in CA (C zone) water main located to the west side of the parcel.
Water connections appear to be in place per Plan No. 053-2023, connecting the 12-inch C Zone water main mentioned above. Per this plan, static pressure is 71 PSI +/- 10 psi.
Additionally, there is a note in the CDRC plan portal indicating that this plan was constructed without City staff construction approval and that a revision is required.
