Site Engineering Comments:
1. A Drainage report to show full compliance with first flush retention/balanced basin detention requirements. Refer to the Design standards for Stormwater Detention and Retention Chapters 2, 3, & 4. Drainage report content and format requirements can be found in chapter 10 of the DSSDR as well.
2. A grading plan with cut/fill quantities and area of disturbance will be required. TSM 2-01.0.0. If acres of disturbance is greater than one acre, A Storm Water Pollution Prevention Plan (SWPPP) and dust control permit will be required for this development.
3. Provide trash enclosure detail in compliance with TSM 8-01.5.0
4. Provide the Waste Stream Calculations for the entire site according to TSM 8-01.8.0
5. Vehicle separation will be required to prevent vehicles from potentially encroaching into the pedestrian Plaza shown on sheet 8. The proposed bollards are shown as 6-feet apart, the minimum is 4 feet spacing or maximum 5 feet clear. UDC 7.4.6
6. Wheel stops will be required at all parking spaces adjacent to the sidewalks so as not to reduce the sidewalk path to less than 4 feet. UDC 7.4.6 Sidewalks that are 6 and a half feet or wider will not require adjacent parking spaces to have wheel stops
7. Relating to the ADA parking spaces located on the northwest parking area, It appears that these spaces lack connectivity to the rest of the sites pathways, it is recommended that these be reviewed and it is suggested that these parking spaces be connected to the sites overall pedestrian circulation pathway. These can be seen on sheet 2.

THE COMMENTS PROVIDED ARE PRELIMINARY AND ARE NOT TO BE ASSUMED AS A COMPLETE REVIEW OF THE PROPOSAL. DURING THE DEVELOPMENT PACKAGE REVIEW PROCESS, A FULL REVIEW WILL BE MADE BY THE SITE LANDSCAPE/NPPO REVIEW SECTION TO ENSURE COMPLIANCE WITH THE APPLICABLE CITY OF TUCSON UNIFIED DEVELOPMENT CODE, TECHNICAL STANDARDS MANUAL AND ADMINISTRATIVE MANUAL REQUIREMENTS FOR SITE LANDSCAPE, NATIVE PLANTS AND RAINWATER HARVESTING.

SITE LANDSCAPE/NPPO COMMENTS:

1. The illustrative landscape plans currently includes water harvesting for some of the proposed landscape areas. Continue that theme wherever feasible throughout the design.

2. It appears that existing native plants have been accounted for within the design. Provide a NPPO Waiver during the DP submittal. A new fillable version of the NPPO Waiver is available at the link below.

3. Provide a full set of site landscape plans that is well coordinated with the civil and architectural construction documents. Include planting, irrigation, hardscape and grading information as well as any necessary detailing required to complete the project.

4. The expansion does not constitute Unified Development Code compliance review. The Site Landscape and NPPO Review Section has no other comments or concerns with these site improvements.
