Per UDC Article 11.4.20, A subdivision is defined a, “Any division of land, improved or unimproved, for the purpose of financing, sales, or lease, whether immediate or future: Any property whose boundaries are fixed by a recorded plat, which is divided into more than two parts.” 2. The proposed lot split of the property into 3 separate parcels meets the definition of a subdivision and will require Minor Subdivision process. Information on the Minor Subdivision process can be found in UDC Article 8.4.3, and the Administrative Manual Section 2-07.0.0. 3. Per UDC Table 6.3-2.A, the minimum lot size in the R1 zone is 7,000 square feet. All proposed lots will need to be a minimum 7,000 square feet. 4. A Supplemental Site Plan showing the current location of structures on the property will be required with the Minor Subdivision submittal to ensure compliance with R1 zoning setback and height standards. Per UDC Article 6.4.5.C.2.a, The setback requirement off of 5th street is ten feet, as measured from the existing or future property line as determined by the adopted Major Streets and Routes Plan, whichever is greater. Per UDC Table 6.3-2.A, all other setbacks are the greater of 10 feet or ¾ the height of the proposed building wall. The maximum allowable height in the R1 zone is 25 feet. 5. The proposed parcels B and C are located on a City of Tucson designated Major Street & Route. The proposed right-of-way width of 5th street is 90 feet, currently the right-of-way width is 85 feet. This could affect required building setbacks along 5th street. Rosemont is also a designated Major Street & Route, but the current right of way width is at the proposed width. Any further development of the property containing the existing building (Proposed Parcel B) will require a Development Package process. Development Package submittals must comply with the Administrative Manual Section 2-06 - Development Package. | TW New Area Development | REVIEW COMPLETED | TP-PRE-1223-00401 - Pre-Application Conference Review v1 – 5150 E 5TH ST Tucson Water has no objections to the proposed development and offers the following comments for your convenience: 1. This project may be impacted by Tucson Water’s Road Recovery Prop 101 Rehab Pck 5 - E 5th St, N Country Club Rd to N Wilmot Rd CIP project. For information about this project, please contact the Tucson Water Project Manager, Mr. Walter Breitenstein by calling 520-837-9369, or contacting him via e-mail at walter.breitenstein@tucsonaz.gov. 2. If these parcels are split, each of the resulting parcels will need to have a minimum of 15’ of frontage onto either a public or private street, public alley, or a public water or public utility easement that contains a water main that can properly to serve the resulting parcels. And the water meters for each of the resulting parcels will need to be located within that 15’ of frontage. 3. In this case, there is an existing 12” water main on the south side of 5th Street and those parcels labeled B &C have sufficient frontage onto this public street and 12” public water main. Any new fire hydrant needed for this project will need to connect to this existing 12” water main. 4. There is also an existing 4” water main in the alley to the south of Parcels B & C. This water main has sufficient capacity to serve only potable water and irrigation water needs. No fire hydrants or fire services may be connected to this 4” water main. 5. There is also an existing 12” water main in Rosement Blvd, and Parcel A has sufficient frontage onto this public street and 12” water main, as well as sufficient frontage onto the public alley and 4” water main to the south. 6. The ‘as-built’ plan numbers for these existing water mains are shown on Tucson Water’s SE111414 valve map. A copy of this valve map may be obtained from Tucson Water’s Mapping & GIS Center by sending an e-mail request for it to TWMapInfo@tucsonaz.gov.
